Godrej's presence in Chandigarh Tricity started with office space rather than homes. The Godrej Group's real estate arm, Godrej Properties, entered Chandigarh in 2009 with Godrej Eternia, a commercial complex in Industrial and Business Park-I, the zone formerly known as Industrial Area-I. The complex sits close to Chandigarh, Mohali and Panchkula, and it was among the first large-format commercial launches in the region at that time. It was also one of the first modern commercial buildings in the city, and its LEED Platinum certification was issued by the Indian Green Building Council in 2014.
The residential chapter is more recent and is centred on Zirakpur. Godrej Tricity Heights is listed as an upcoming project of 3 and 4 BHK homes, starting from Rs 1.20 crore, on the PR-7 corridor. Third-party listings place the project's range between Rs 1.20 crore and Rs 2.50 crore, which suggests the pricing depends on configuration and floor.
Zirakpur sits at the southern gateway to the Tricity, and PR-7 is the road that ties it into the Chandigarh International Airport zone, GMADA Aerocity and the Mohali IT City sectors. Peripheral Road 7 runs roughly 35 kilometres from Zirakpur toward Kharar and is described by planners as the primary development corridor of the region. Its signal-free alignment is the reason developers in the area have treated it as the main residential spine rather than the older city roads.
Chandigarh itself has tighter building bye-laws, limited fresh land and a resale-driven market. That constraint is the reason many new residential launches in the Tricity have moved to Zirakpur and its neighbouring sectors, where land is still available for group housing. Godrej Tricity Heights fits that shift: it gives a family a three- or four-bedroom address within reach of Chandigarh without the price of a city-limit flat.
The PR-7 Airport Road bypass is the most concrete piece of infrastructure for Zirakpur. The proposed 200-foot, six-lane route runs about 16.5 kilometres from the Patiala-Zirakpur light point at the airport junction to the old Panchkula light point. Tenders were floated in October 2024 after the project had stalled for more than a decade, and once completed it will give residents a direct route to Panchkula, Mohali and Chandigarh without entering the city.
Transit is the second layer. The Chandigarh Metro's Phase 1 includes a 36.4-kilometre line from Sukhna Lake through Mohali ISBT and the airport to Zirakpur ISBT, with 29 stations. Phase 1 is targeted for operation around 2034, so the line should be read as a long-horizon connector rather than a near-term commute option. Chandigarh International Airport, which is reachable from PR-7, reported a record 2.8 million passengers in 2025-26.
Zirakpur's average flat rate has been reported at around Rs 6,150 per square foot, with a range from roughly Rs 4,650 to Rs 7,950, according to 99acres data cited by local portals. Other 2026 market guides report a year-on-year appreciation of about 9.8 percent and rental yields of 3 to 4 percent in quality gated societies.
Demand is concentrated in 2 BHK and 3 BHK homes, supported by Chandigarh's workforce and by professionals working in the Mohali IT and Aerocity belts. Buyers are also moving toward low-density gated developments with generous open space, which is the format Godrej Tricity Heights is positioned to serve.
The Godrej Group's real estate arm was established in 1990, and it has been run since 2012 by Executive Chairman Pirojsha Godrej. For FY26, the company reported record sales bookings of Rs 34,171 crore, a 16 percent rise on the previous year, and delivered 12.1 million square feet across nine cities. In the same year it added 18 new projects with an estimated booking value of Rs 42,100 crore. Its Punjab land activity is also visible, with two of its 17 FY26 land deals in Amritsar, according to an Anarock report. For a buyer in Zirakpur, this scale shows up in the consistency of project delivery and in the presence of Godrej's plotted developments in Mohali, which are being marketed alongside the Zirakpur apartments.
Before committing to a Godrej home in the Tricity, a buyer should look at the project's stage, the configuration mix, the planned road and metro timelines, and the RERA registration details shared by the developer. Godrej Tricity Heights should be assessed as a PR-7 residential address whose value depends on the completion of the airport bypass and the Zirakpur metro link.
