Building everyday joys across twelve Indian cities since 1990
Godrej Properties was established in 1990 as the real estate development arm of the Godrej Group, an Indian conglomerate founded in 1897 by Ardeshir Godrej. Headquartered in Mumbai, the company is a subsidiary of Godrej Industries Group and is listed on both the BSE and NSE following its 2010 initial public offering, which raised approximately USD 100 million. Since 2012, it has been led by Executive Chairman Pirojsha Adi Godrej, with Gaurav Pandey serving as Managing Director and CEO. As of FY25, the company employs around 2,391 people and reported pre-sales of ₹29,444 crore.
The approach centres on design rigour, on-time delivery and sustainability. Every project launched since 2010 has been a certified green building, and Godrej Properties has ranked among the top listed residential developers globally on the GRESB sustainability benchmark, including the number-one position in 2020, 2021 and 2022. The company was an early adopter of ISO 9002 certification, awarded by Bureau Veritas in 1996, and is a founding partner of the Sustainable Housing Leadership Consortium. Projects are executed through an in-house team supported by collaborations with international design firms.
The portfolio covers residential, commercial, township and plotted developments across 12 cities, including the Mumbai Metropolitan Region, Pune, Bengaluru, Delhi-NCR, Gurugram, Noida, Hyderabad, Chennai, Kolkata, Ahmedabad, Nagpur and Kochi. The first project, Godrej Edenwoods at Thane, was signed in 1991, with the Cypress building delivered in 1994. Recent launches include Godrej MSR City, a 62-acre township in Shettigere near Bengaluru's Kempegowda International Airport, Godrej Madison Avenue in Kokapet, Hyderabad, and Godrej Astra on Gurugram's Golf Course Road, which recorded sales of around ₹1,000 crore at launch.
Ownership remains anchored in the Godrej family through the promoter group, which holds approximately 46.7 percent of the company. Roughly 23 percent of the broader Godrej Group's promoter holding sits in trusts that fund environment, health and education initiatives, reflecting a long-standing philosophy of patient, stewardship-led capital. The group has roots in the Swadeshi movement and today serves consumers across more than 1.1 billion touchpoints worldwide. For Godrej Properties, this lineage translates into long-cycle land acquisition, conservative balance-sheet management and a commitment to delivering communities that retain value over decades rather than market cycles.

Every Godrej project launched since 2010 has been a certified green building. The company ranked number one globally among listed residential developers on the GRESB sustainability benchmark in 2020, 2021 and 2022, and is a founding partner of the Sustainable Housing Leadership Consortium. Initiatives target doubling water savings by 2032 and achieving zero waste to landfill across construction operations.

Township development is a core capability, anchored by projects like Godrej MSR City, a 62-acre plotted township in Shettigere, North Bengaluru, near Kempegowda International Airport, with possession from March 2030. Earlier landmark townships include Godrej Garden City in Ahmedabad and Godrej Golf Links in NCR. Layouts integrate wide internal roads, plotted parcels, parks, drainage and connectivity to upcoming metro corridors and job hubs.

Godrej Properties operates across 12 Indian cities, with concentrated activity in four core regions: Mumbai Metropolitan Region, National Capital Region, Pune and Bengaluru. The expansion extends to Hyderabad, Chennai, Kolkata, Ahmedabad, Nagpur and Kochi. As of FY25, the company is one of few listed developers with significant scale in every major Tier-1 market, supported by an active pipeline of approximately 200 million square feet of saleable area.

Projects are developed in collaboration with international architecture and design firms alongside the in-house team. Recent launches feature Dutch-inspired architecture by UHA London, Manhattan-style and Royal Nawaab-themed precincts, and Mediterranean clubhouses exceeding 1.5 lakh square feet. Apartments range from compact 2 BHK formats to 4 BHK sea-facing residences in South Mumbai, with structural certifications by institutions including IIT Chennai for the company's Chennai high-rise.

Godrej Properties is publicly listed on the BSE and NSE since its 2010 IPO, which raised about USD 100 million. The company has subsequently raised ₹2,100 crore via QIP in 2019, ₹3,750 crore in March 2021 and ₹6,000 crore in December 2024, strengthening its land-acquisition capacity. FY25 pre-sales reached ₹29,444 crore, the highest among listed Indian developers that year, with a stated FY26 launch pipeline of around ₹40,000 crore.
Godrej Properties operates as a fully integrated real estate platform, executing projects through specialised in-house verticals and named subsidiaries. This structure shortens decision cycles, keeps design, sustainability and construction quality under direct control, and gives buyers a single accountable entity from land acquisition through possession and post-handover service.

A dedicated subsidiary that executes residential and mixed-use developments across the company's core regions. The team manages site planning, contractor coordination and delivery milestones, and operates the company's first precast plant set up at Godrej Golf Links in NCR to compress construction timelines. For buyers, this translates into more predictable possession schedules and tighter quality control on structural work.

An internal function that secures green-building certifications on every new launch since 2010 and reports against ISAE 3000 sustainability assurance standards. The cell drives water-saving and zero-waste-to-landfill targets across construction sites and produced the disclosures that earned the company the top GRESB rank among listed residential developers in 2020, 2021 and 2022. Buyers benefit through lower utility loads and healthier indoor environments.

An internal design group that briefs and coordinates with international firms such as UHA London and global landscape consultants while standardising layout efficiency, ventilation and finish specifications across projects. The studio shapes everything from Manhattan-themed Hyderabad towers to forest-themed clubhouses in Bengaluru, ensuring buyers receive coherent design intent rather than a disconnected mix of consultant outputs.

A dedicated function serving the company's base of more than 60,000 homebuyers across India. The team manages bookings, documentation, construction-stage updates, handover and post-possession service requests through digital portals and on-ground relationship managers. The aim is a continuous record of interactions per unit, so issues raised during construction remain traceable through the warranty period after possession.

An in-house team that sources land through outright purchase, joint development agreements and joint ventures, building a saleable pipeline of around 200 million square feet. Recent additions include an 18-acre joint development parcel in Thane announced in February 2026 and a 26-acre Central Delhi parcel from the Railway Land Development Authority. Disciplined acquisition keeps project pricing competitive and locations strategic.
