Godrej Properties Limited, the listed real estate arm of the Godrej Group, has built its North Bengaluru presence around a single address on Bagalur Road: Godrej Ananda, inside the KIADB Aerospace Park. Godrej Ananda is developed on 20 acres and is situated in North Bangalore on the Bagalur main road. It holds the position of the only main-road project within Aerospace Park Bagalur, a location that has been a driving force behind demand for the development. Within this address, Godrej Soul at Godrej Ananda is the developer's third and most recent phase, and the one currently open to buyers.
Phase 3 of Godrej Ananda, also called Soul at Godrej Ananda, was launched in September 2023, with possession planned for August 2028. The phase is designed as a high-rise structure with an elevation of two basements, ground floor, and 24 floors. The phase carries its own RERA registration, filed under Karnataka RERA as PRM/KA/RERA/1251/309/PR/161023/006323. It sits next to State Highway 104, right within the KIADB Aerospace Park on Bagalur Road, in a fast-growing zone of North Bangalore. Configurations span 1, 2, and 3 BHK layouts, continuing the format Godrej Properties established with the earlier phases on the same land parcel, both of which had already been fully absorbed before this phase came to market. Phases 1 and 2 were sold out, with possession expected starting in 2025.
Bagalur sits between Kempegowda International Airport and Hebbal on State Highway 104, and its proximity to employment hubs such as Manyata Tech Park and the KIADB Aerospace Park SEZ has made it one of the more sought-after sites for residential development in North Bengaluru. NH 44 links Bagalur to Devanahalli, Chikkajala, Doddajala, KR Puram, Hebbal, and Yeshwanthpur, giving the location road access across most of North and East Bengaluru without depending on the Outer Ring Road. For a developer whose Bengaluru pipeline already runs from Devanahalli to Sarjapur Road, a main-road plot inside an operating aerospace and defence SEZ was a logical addition rather than a speculative land bet.
Godrej Properties Limited is the real estate arm of the Godrej Group, founded in 1897 by Ardeshir Godrej, and was set up as a separate listed entity in 1990, trading on the BSE and NSE under GODREJPROP. In FY2025 the company recorded its best-ever sales bookings of Rs 29,444 crore from 15,302 homes, covering 25.73 million square feet, and delivered 18.4 million square feet during the year. Bookings in the April-June 2025 quarter were led by Bengaluru, along with the Mumbai Metropolitan Region and NCR, underlining how central this city, and by extension the Bagalur asset, is to the company's current growth. Elsewhere in Bengaluru, the same developer has active projects spanning Devanahalli, Thanisandra, Budigere Cross, Sarjapur Road, Yelahanka, Hoskote-Whitefield, and Bannerghatta Road, giving a buyer at Bagalur access to a track record built across nearly every growth corridor of the city rather than a single micro-market.
Bagalur and its surroundings are expanding on the back of IT and manufacturing activity, with the Karnataka government having designated an IT cluster within the KIADB Aerospace Park on Airport Road. Travel time from the locality to the airport runs around 25 minutes, and to Hebbal about 20 minutes, keeping the address workable for both aviation-linked employment and the broader Manyata-Hebbal job corridor. Connectivity is also set to improve with the planned Bagalur Cross Metro Station and the SH-35 Hennur-Bagalur Road, while the Peripheral Ring Road, now formally called the Bengaluru Business Corridor, is a 73.5-kilometre, eight-lane expressway linking NH 44, NH 75, and NH 648 in a continuous outer arc around the city, a route that touches this stretch of North Bengaluru directly. Against this backdrop, property prices across north micro-markets including Thanisandra, Yelahanka, Devanahalli, and Bagalur have risen between 69% and 133% since FY21, with values at Godrej Ananda itself moving from roughly ₹9,200 per sq ft to ₹9,850 per sq ft in Q4 2025, and further to about ₹10,000 per sq ft in Q1 2026, a pace of appreciation consistent with the SEZ and infrastructure activity around it.
Educational needs around Bagalur Main Road are served by institutions such as Bharathi Public School and Brindavan College of Engineering, and healthcare access includes Saralaya Hospitals among other medical centres in the area, while shopping options extend to RMZ Galleria Mall and other retail destinations nearby. This social layer, built up alongside the SEZ and residential expansion, is what allows a project the scale of Godrej Ananda to function as a self-contained neighbourhood rather than an isolated township on the city's edge.
