Godrej Properties, the listed real estate arm of the Godrej Group, chose Sector 33 on Sohna Road for one of its earlier South Gurgaon addresses: Godrej Serenity. Godrej Properties unveiled the housing project in Sector 33, well dotted over 18.7 acres of area to bring services inside to further the lifestyle. The development is spread over 18.73 acres of area with 5.7 acres of green area. The apartment mix runs across 2 and 3 BHK layouts, and the approximate size of a 3 BHK apartment ranges to 1996 sq.ft. A large part of the site was set aside for shared amenity space: there is a clubhouse spread over 92,000 sq. ft. with a number of amenities.
The project was positioned around a wellness idea specific to Godrej's engineering: Godrej Serenity was billed as the first-ever Centrally Treated Fresh Air (CTFA) home. Godrej Serenity emphasises sustainable living with features like CTMA3 air purification technology, rainwater harvesting systems, waste disposal mechanisms, and virus-free homes. Financing for the project has been extended by mainstream lenders — major lenders including HDFC and Punjab National Bank have approved funding for real estate at Godrej Serenity Sohna.
Sector 33 is not a one-project stop for the developer. Godrej Properties also carries Godrej Nature Plus in the same sector — a grand project of high-end apartments in Sector 33, registered under RERA number RC/REP/HARERA/GGM/2018/18 and spanning 15.59 acres. The project's 2-BHK apartments are laid out according to Vaastu principles in sizes of 823 to 1528 square feet. Two Godrej addresses inside one sector signal a developer that treats this stretch of Sohna Road as a sustained micro-market rather than a one-off launch.
Godrej Serenity's positioning on Sohna Road was deliberate. The project sits right on NH 248A, connecting easily to Golf Course Extension, NH8, and Southern Periphery Road. Situated in Sector 33, Sohna, Godrej Serenity enjoys direct connectivity to Delhi, Gurugram, and Faridabad via Sohna Road. The corridor's biggest infrastructure shift came after launch: the 22-km-long, access-controlled Sohna elevated expressway became operational in July 2022, cutting the Gurgaon-to-Sohna drive from an hour to roughly 30 minutes. That shift has been reflected in pricing — Sohna Road recorded 74% capital appreciation between end-2021 and Q2 2025, with prices still rising. Within Sector 33 specifically, Godrej Serenity carries a median resale price of about ₹18.4K per sq. ft., against a broader Sector 33 average of ₹13.7K per sq. ft., indicating the Godrej address trades at a premium to its own micro-market.
Buyers at Godrej Serenity gain proximity to institutional and industrial anchors along the corridor. The project sits near IMT Sohna, an Air Force Hospital, Samvit Hospital, and various educational institutions. It offers swift connectivity to the SEZ in Sector-74 and NH 48 via Rajiv Chowk, and is close to IMT Sohna as well. These industrial and institutional clusters, rather than any single mall or school, are what keep end-user demand steady on this part of Sohna Road even as newer sectors further south compete for attention.
The developer that built Godrej Serenity operates at a scale well beyond this one project. Godrej Properties was set up in 1990 as a real estate development company within the Godrej Group, extending the group's philosophy of innovation to the realty industry. The company is headquartered in Mumbai and is a subsidiary of the Godrej Group, which was founded in 1897. It has since become India's benchmark listed housing developer by volume: GPL emerged as the largest listed residential real estate developer in India in Calendar Year 2025 for the second consecutive year, selling 16,428 homes across 27.26 million sq. ft. with booking value growing 19% year-on-year to INR 34,171 crore.
In Gurgaon specifically, Godrej's portfolio has grown well past its Sohna Road entries. Other addresses in the city include Godrej 101 in Sector 79, spread over 10.5 acres, and newer 2025 launches such as Godrej Astra in Sector 54, spread across 2.76 acres with 151 apartments, and Godrej Vrikshya along the Dwarka Expressway in Sector 103, covering 14.7 acres. This spread across Golf Course Road, Dwarka Expressway, and Sohna Road reflects a developer building a full-city footprint in Gurgaon rather than concentrating on one corridor, which in turn lends Godrej Serenity's Sector 33 buyers the reassurance of a developer actively present, and accountable, across the wider Gurgaon market.
