A subsidiary of Godrej Industries Group, it operates in the residential, commercial, and township development sectors across major Indian cities. Over 100,000 families have found a home with the company, making it India's largest residential developer by both value and volume of homes sold. That scale has increasingly translated into a specific product for smaller Haryana cities: gated, plotted townships built around a clubhouse and open green space, sold to buyers looking for freehold land within reach of NCR rather than only stacked apartments.
The company has already run this format in Sonipat and Kurukshetra. Godrej Properties acquired 62 acres of land in Pipli, Kurukshetra, with the objective of developing a residential plotted township. In Sonipat, the project sits close to the region's expressway network, with one channel listing noting the location is situated just off the Kundli-Manesar-Palwal (KMP) Expressway, which connects Sonipat to other major cities in the National Capital Region such as Delhi, Gurgaon, and Noida. Hisar, and specifically the Hisar Bypass belt, now figures in the same conversation, with channel-partner listings for a gated, plotted development under the Godrej Plots brand describing it as amidst numerous soft-launch projects... standing out with its amenities and connectivity, offering a comfortable living option for NCR dwellers a formative-stage entry rather than a fully scaled, delivered project.
Hisar itself carries a planning designation that matters for how developers read the city. It is located 164 km to the west of the national capital New Delhi, and has been identified as a counter-magnet city for the National Capital Region to develop as an alternative center of growth to Delhi. The bypass corridor around the city has drawn real estate interest in its own right: when an alternative road near the airport was closed for construction, commuters were pushed onto the Hisar bypass road (Rajgarh-Hisar-Barwala), which is located on the outskirts of Hisar and the resulting traffic and visibility along that stretch was enough to draw brokers, since real estate agents started approaching farmers with offers to purchase land along the newly proposed stretch. Local market commentary frames this pattern as a maturing one: newly developed sectors near the bypass present emerging opportunities for long-term capital appreciation and attractive entry prices.
Three pieces of infrastructure explain why a developer scaling plotted townships across Haryana would look at this stretch. First, the airport. Hisar is a National Capital Region Counter Magnet City on the 'Hisar-Narnaul Industrial Sub-corridor' of the Delhi Mumbai Industrial Corridor Project. The airport is under expansion and upgrade to an international airport, MRO, aerospace university, aerospace and defense manufacturing industrial zone, logistics and food parks, spread across roughly 10,000 acres. It was inaugurated for commercial service in 2024, when Prime Minister Narendra Modi launched its first scheduled flight, and by early 2025 routes had extended to Ayodhya, Jammu, Ahmedabad, Jaipur, and Chandigarh.
Second, the road network. The existing four-lane national highway between New Delhi and Hisar is being converted into a six-lane controlled-access expressway for rapid connectivity between the two cities. The Hisar–Rewari Expressway adds a second link, connecting Hisar, a major counter magnet city in western Haryana, with Rewari, a key junction in southern Haryana in the National Capital Region.
Third, industrial land use around the airport itself. The Haryana government has cleared a massive new industrial project right by Hisar Airport as part of the Amritsar-Kolkata Industrial Corridor project, setting aside nearly 3,000 acres for it. The plan is to start with about 1,600 acres first, then complete the rest later. This is the backdrop against which a plotted-township developer evaluates bypass-adjacent land: airport-linked industrial employment, a six-lane highway to Delhi, and a formal counter-magnet designation, layered onto a city whose Jindal Group-anchored industrial base already gives it a resident income class used to home ownership.
The product Godrej Properties has repeated across Sonipat and Kurukshetra is consistent: freehold plots within a gated boundary, a clubhouse and landscaped common areas, and construction permissions that allow buyers to build low-rise homes rather than only hold undeveloped land. Godrej Group has earlier launched plots in Faridabad, Nagpur and Sonipat. The company is listed on both major Indian exchanges and reports its projects and land acquisitions as part of routine corporate disclosure, which is the same channel through which a Hisar entry, if formalised, would eventually surface with defined RERA registration, phase sizes, and pricing. In 2010, the company went public following an initial public offering that raised approximately US$100 million. That listed structure is part of why the plotted-township format, once proven in one Haryana city, tends to repeat in the next with a comparable clubhouse-and-open-space template rather than a wholly different concept each time.
At this stage, public information on a Hisar project sits mainly on channel-partner and marketing pages rather than on Godrej Properties' own project list, which is typical of a soft-launch or land-acquisition phase before formal RERA registration and price disclosure. Buyers tracking the developer's move into Hisar Bypass are, in effect, tracking two things at once: the credibility of a company that has scaled plotted townships successfully in comparable Haryana markets, and the pace at which Hisar's own airport upgrade, six-lane expressway, and AKIC-linked industrial zone convert bypass land from agricultural fringe into a serviced residential corridor. Both threads are moving, but neither has yet produced the kind of confirmed unit count, price band, or RERA number that would apply to a launched Godrej project in this specific location.
