Godrej Properties' presence in Sector 5A, Kharghar traces back to a competitive CIDCO land auction rather than an opportunistic land buy. Godrej Properties Ltd emerged as the highest bidder to develop a group housing project at a premium location in Sector 5-A, Kharghar according to the e-auction portal of the City and Industrial Development Corporation of Maharashtra in October 2024. The plots, measuring 6.54 acres, offer a development potential of 2 million sq ft, comprising premium residential apartments of varied configurations, with an estimated combined revenue potential of Rs 3,500 crore. The transaction was subsequently formalised on record: Godrej Properties acquired three contiguous land parcels on lease from CIDCO in Kharghar, with the total land area of 26,478 square metres, and a total value of Rs 716.58 crore, with all agreements carrying a total tenure of 60 years.

The land itself sits in a location CIDCO and market data both flag as strategic: Sector 5-A, Kharghar enjoys excellent connectivity with key transport hubs, including Kharghar and CBD-Belapur Railway Stations, metro connectivity as well as the Sion-Panvel Expressway.
The project taking shape on this land bank is Godrej Varanya Phase 2, offering 2 and 3 BHK apartments within the larger 6.54-acre Sector 5A parcel. The scale of the underlying land deal explains why the development is planned as a low-density, amenity-led community rather than a single dense tower cluster — a pattern consistent with how Godrej Properties has approached similarly sized greenfield parcels elsewhere in the Mumbai Metropolitan Region. Residents get access to a clubhouse, swimming pool, kids' play area, gymnasium and landscaped green pockets, oriented toward the site's proximity to the Kharghar hills.
