Godrej Properties acquires 14-acre land in Pune's Kharadi-Wagholi corridor with ₹4,200 crore revenue potential
Godrej Properties Enters Kharadi-Wagholi Corridor with ₹4,200 Crore Development
Godrej Properties announced acquisition of a 14-acre land parcel in Kharadi-Wagholi, Pune, to develop primarily premium group housing. The project will have a developable potential of approximately 3.7 million square feet with an estimated revenue potential of ₹4,200 crore. The acquisition marks the developer's formal entry into one of Eastern Pune's fastest-growing residential corridors.
Strategic Location and Market Position
The land parcel is strategically located near major commercial hubs in Kharadi and provides access to schools, hospitals, malls, restaurants, and premium hotels, with close proximity to Chhatrapati Sambhaji Maharaj International Airport.
Gaurav Pandey, MD and CEO of Godrej Properties, stated that "Kharadi-Wagholi is one of the most sought-after destinations in Pune, and we are happy to mark our entry into this micro market. This further enhances our presence in Pune and fits within our strategy of strengthening our presence across key micro-markets in India."
The Kharadi-Wagholi Corridor: Market Momentum
The Kharadi-Wagholi micro-market has emerged as one of Pune's high-demand residential corridors, driven by its proximity to major IT and business hubs, improving infrastructure, and growing social amenities. East Pune's Secondary Business District, including Kharadi, accounted for nearly 45% of Pune's office absorption in early 2025, making it the city's most active employment hub.
With upcoming metro stations at Upper Kharadi Road, Wagheshwar Temple, and Wagholi, connectivity is set to improve dramatically. The demand for housing in Kharadi is driven by a young, upwardly mobile workforce seeking modern amenities and convenience. With new infrastructure projects and metro connectivity enhancing accessibility, Kharadi is poised for continued growth. Investors benefit from strong rental yields and the potential for capital appreciation as the area cements its status as Eastern Pune's economic engine.

Following this Kharadi-Wagholi acquisition, Godrej Properties acquired a 16-acre parcel in Upper Kharadi later in June with an estimated revenue potential of ₹3,100 crore, bringing the estimated cumulative revenue potential from the two developments to approximately ₹7,300 crore based on current business assumptions.

Market Context and Buyer Profile
According to Subhasish Pattanaik, CEO, West-East Zone, Godrej Properties, "Kharadi's demand today is primarily end-user driven, led by professionals and families who want to live close to workplaces, schools, and everyday conveniences." Within these communities, spacious 2, 3, and 4 bedroom residences are seeing the highest traction.
Property prices in Wagholi have risen from ₹6,940 per square foot by mid-2025, while rentals for a 2-BHK climbed to ₹24,000 per month. The surge in demand is being led by young IT professionals from nearby Kharadi and Viman Nagar, families priced out of Hinjewadi, and first-time investors seeking steady rental yields.
