Pre-launch opens for a large residential project in Ashok Vihar
Godrej Properties has opened pre-launch enquiries for Godrej Ashok Vihar, a residential development planned on a 26.58-acre site in Ashok Vihar, north-west Delhi. The project is being marketed as a new launch, with homes in 2, 3 and 4 BHK configurations and indicative prices starting from about Rs 2.5 crore, while 4 BHK homes are listed from about Rs 4 crore.
The development is being carried out by Godrej Green Woods Private Limited, a project company of Godrej Properties. Possession is targeted for 2032, and the project is being presented as one of the company's larger residential offerings in the national capital. The project covers 26.58 acres, which the company's accounts describe as 107,710 square metres of leased land. The listed specifications include RCC-framed construction, vitrified tiles in living areas and bedrooms, provision for a modular kitchen, premium CP fittings, branded sanitaryware, engineered-wood doors, UPVC windows, modular switches, power backup and CCTV surveillance. The landscape concept is built around forest-themed planting, tree-lined promenades, landscaped courtyards and open green parks.
Land and approvals history
The site was secured through a competitive bid for land administered by the Rail Land Development Authority. Godrej Properties won the bid, and Godrej Green Woods Private Limited entered a lease agreement for the 107,710 square metre parcel on October 1, 2020. News coverage in 2019 had reported the acquisition of the Ashok Vihar land parcel for Rs 1,359 crore. An environmental clearance application for a proposed group-housing colony at Plot B, Ashok Vihar, has also been filed with the central environmental authorities.
Location and connectivity
Ashok Vihar sits in the north-west part of Delhi, with the Ring Road running near the site. GT Karnal Road and the Outer Ring Road are the main routes for short drives across the area. Keshav Puram and Kanhiya Nagar stations on the Red Line are within reach, and Shalimar Bagh station on the Pink Line serves the wider neighbourhood. The Delhi Metro Phase IV Janakpuri West to R.K. Ashram corridor has a planned route that includes Ashok Vihar, adding to the area's transit options as it develops.
