Godrej Properties Opens Bookings for SCO Plots in Sonipat's Sector 34

Godrej Properties has opened pre-launch bookings for GODREJ SCO PLOTS SECTOR 34, a commercial shop-cum-office plot project in Sector 34, Sonipat. The project marks the developer's first commercial venture in the city and extends its presence in Sonipat beyond residential townships.
The offering comprises around 50 limited edition SCO plots, available in carpet sizes of 60, 80, 100 and 125 sq yd. Pricing is shared on request. Buyers interested in a retail, showroom, office or mixed shop-and-office format can now enquire about the plots while the project remains in its pre-launch phase. Plot formats and key features
The plots are designed as flexible commercial units, suitable for retail frontages, showrooms, professional offices or a combination of the two. The layout is planned around a walkable town-square concept, with sheltered pedestrian routes linking shop frontages to the internal streets of the township. The plots are offered with provision for a basement plus four storeys and terrace rights, along with surface parking and individual air-conditioning provision.
Because the SCO plots sit within a wider residential township, they will share a set of community facilities. These include a gym, squash court, jogging track, kids' play area, community hall, sauna, meditation terrace and rainwater harvesting. Common-area amenities also feature CCTV, high-speed elevators, multi-level parking and Wi-Fi. General infrastructure promised for the project includes planned civic infrastructure, wide internal roads, water supply with RO treatment, and dedicated parking for plot owners.
A commercial addition to a planned township
Sector 34 is located on a 65 metre bypass road, with a 45 metre link road connecting to the Sonipat-Narela corridor. The Kundli-Manesar-Palwal (KMP) Expressway is roughly 10 minutes away by road, and Delhi is about 20 minutes away. A proposed metro station lies around five minutes from the site, and a proposed special economic zone and cyber city are planned nearby.
Several educational and healthcare institutions sit within a short drive. O.P. Jindal Global University is about 2.3 km away, The Golden Era Public School about 3.6 km, FIMS Hospital about 6.3 km, and both Rama Hospital and Haryana Multispeciality Hospital are about 7 km away. For shopping, Om Shopping Mall is around 6.5 km away and TDI Mall in Kundli is about 12 km away.
Further connectivity is expected from several regional projects. The revised detailed project report for the Delhi-Panipat-Karnal Namo Bharat corridor was submitted to the Government of India in April 2025. Urban Extension Road-II is planned to link toward Alipur and Sonipat, and the Haryana Orbital Rail Corridor is planned as a regional rail link between Palwal and Sonipat.
The developer's track record in Sonipat
Godrej Properties is developing Godrej Green Estate, a 48-acre gated residential township in Sonipat that the SCO plots form part of. In the 2022-23 financial year, the township recorded sales of 0.67 million sq ft, with a booking value of ₹535 crore, and 68% of its launched inventory sold in the launch year. In August 2025, Haryana RERA considered the submission of approved standard SCO designs and a completion certificate for the township, placing the commercial component within an established regulatory process.

Bookings for the SCO plots are open now, and the project is moving from pre-launch toward its formal launch.
