Godrej Properties Plans Godrej Peenya for Bengaluru's Industrial North

Published

Godrej Properties is planning Godrej Peenya, a residential project in Peenya, Bengaluru, listed as upcoming. The project is planned as a mix of 2, 3 and 4 BHK homes, positioning the developer in one of the city's largest industrial localities and close to employment, transport and schools on the northern side of the city.

The development sits along Tumkur Road, the Bengaluru to Tumkur highway, which carries NH-75 and is the main arterial route for the northwestern corridor. The site is about 5 km from the Outer Ring Road and about 6 km from the NICE Road junction, and is positioned within easy reach of Yeshwanthpur, Rajajinagar and Malleshwaram. For more on the project itself, see Godrej Peenya.

Project details and planned homes

Godrej Peenya is planned with three home configurations: 2 BHK, 3 BHK and 4 BHK apartments. Pricing and unit sizes are not yet published and will be shared by the developer. The project is positioned as a family-oriented residential community, with homes designed around employment access and metro connectivity.

  • Configurations: 2 BHK, 3 BHK and 4 BHK apartments
  • Amenities: swimming pool, fitness centre, children's play area and landscaped gardens
  • Security: 24/7 security with CCTV surveillance
  • Parking: dedicated parking for residents
  • Interiors: imported Italian marble in living areas, engineered wooden flooring in bedrooms, double-glazed soundproof windows and concealed copper wiring with modular switches
  • Handover: base units are handed over unfinished and unfurnished

Buyers evaluating the project will find the amenity list centred on daily recreation, with a swimming pool, fitness facilities and open green spaces. The interior specification leans toward long-term comfort, with premium flooring in shared areas and soundproofed windows suited to a busy arterial location.

Location and connectivity

Peenya is one of the largest industrial areas in Asia and a major employment base for Bengaluru. Its Green Line metro station is an elevated station that opened to the public on 1 March 2014, and it serves as the interchange point for the upcoming Orange Line. The Green Line runs about 33 km across 32 stations, from Madavara in the north to Silk Institute in the south, passing through Yeshwanthpur, Rajajinagar and Majestic. Peenya to Majestic is 10 stations and about 11 km on the Green Line, and Peenya to MG Road is reachable with one change.

Yeshwanthpur Railway Station, connected to Yesvantpur Junction, is a major rail link within a few kilometres. Schools in the Rajajinagar area are about 8 km away, while Orion Mall in Rajajinagar is about 8 km away and Manyata Tech Park is about 14 km away. Hospitals along Tumkur Road and the Outer Ring Road serve the surrounding localities.

Several infrastructure projects are shaping the area's future. The Orange Line of Namma Metro Phase 3 is approved and will run 32.15 km along the western Outer Ring Road from JP Nagar 4th Phase to Kempapura near Hebbal, passing through Peenya. A proposal to move the planned Peenya station toward Goraguntepalya, which would shorten the Orange Line by 300 metres, is under consideration. Phase 3 of the metro, cleared by the Cabinet for 44.65 km and 31 stations, is designed to link Peenya Industrial Area with IT corridors on Bannerghatta Road and the Outer Ring Road. A ₹9,800 crore traffic package with double-decker flyovers at Hebbal, Goraguntepalya and nearby junctions has also been announced.
