Godrej Properties Expands Its Plotted Footprint in Mihan, Nagpur

Godrej Properties has set out its plan for a plotted residential township in Mihan, Nagpur, under the Godrej Properties Nagpur Mihan name. The development spreads across 56.99 acres near MIHAN and the Samruddhi Mahamarg and will offer 1,414 plots across two phases.

The project was launched in January 2025, with a refundable pre-launch expression of interest of ₹50,000 offered ahead of the official launch. Possession is expected by March 2027. The township is the latest in a series of land acquisitions the developer has made in Nagpur since 2022, and it arrives as the Samruddhi Mahamarg has been fully opened to traffic.

Plot sizes, pricing and planned amenities

Residential plots range from 1,100 to 2,000 sq ft, and the township also includes commercial plots from 3,000 to 8,000 sq ft. Prices start at ₹45.5 lakh, and a 2,000 sq ft residential plot is listed at ₹82 lakh. Each plot is designed to maximise natural light and ventilation, and the layout is Vastu-compliant with views of a green forest.

  • Residential plots from 1,100 to 2,000 sq ft
  • Commercial plots from 3,000 to 8,000 sq ft
  • Two clubhouses with a combined area of 35,000 sq ft
  • Two Olympic-size swimming pools and a lap pool with a poolside lounge
  • Multipurpose court, gymnasium and eco-park
  • About 85,000 trees and a dedicated one-acre orchard
  • 36-metre internal roads and power backup
  • Parking for two-wheelers and four-wheelers

The project is registered with MahaRERA under number P50500054903.

Access to the Samruddhi corridor and Nagpur's employment hubs

The site lies in the Sumthana area of Hingna, Mihan, roughly 300 metres from Samruddhi Square. The 701 km Samruddhi Mahamarg was fully opened on 5 June 2025, bringing the journey from Nagpur to Mumbai down to about eight hours. Nagpur Airport is about 16.9 km away, around 30 minutes by road, and the railway station is 10.4 km away, about 20 minutes.

Khapri and New Airport metro stations are listed as nearby, and MIHAN SEZ, where companies such as TCS, Infosys and HCL operate, is a short drive. The Hingna industrial area is close by. The Indian Institute of Management Nagpur moved into its permanent 132-acre campus at MIHAN in November 2021, while AIIMS Nagpur and Era International School are also nearby.

Land prices around Samruddhi Circle have risen almost 3.7 times over the last ten years. Work on the Nagpur Metro Orange Line is ongoing, a link between the Samruddhi Mahamarg and the Delhi–Mumbai Expressway is being planned, and a proposed Metro Phase 2 station is listed at about 6 km. MIHAN itself is a 4,025-hectare project valued at ₹2,581 crore.
