Godrej Properties Q3 FY26: Booking value surges 55% YoY to ₹8,421 crore
Record Q3 Momentum Across Markets
Godrej Properties' booking value grew 55% year-on-year to ₹8,421 crore in Q3 FY26 and 25% year-on-year to ₹24,008 crore in the nine months ended December 2025. The quarter achieved booking value of ₹8,421 crore through the sale of 3,973 homes with a total area of 6.43 million sq. ft. These figures represent the highest-ever Q3 and nine-month bookings in the company's history.
This marks the fourth consecutive quarter in which GPL delivered over ₹7,000 crore in bookings, highlighting consistent sales performance. GPL has surpassed ₹7,000 crore in booking value for four consecutive quarters and the tenth consecutive quarter exceeding ₹5,000 crore.
Worli Launch Drives Mumbai Dominance
The Mumbai Metropolitan Region contributed ₹3,239 crore, or 38%, to Q3 FY26 booking value, driven by the successful launch of Godrej Trilogy at Worli, which achieved ₹1,742 crore in booking value during the quarter. Godrej Properties achieved a significant milestone by selling homes worth over ₹2,000 crore during the Phase 1 launch of its premium project, Godrej Trilogy, in Worli, South Mumbai.
The successful launch involved the Seaturf and Seafront towers, two of the three planned structures that are set to become some of the tallest buildings in India upon completion. Spanning 2.63 acres on Dr Annie Besant Road, the project is designed for exclusivity, offering expansive three- and four-bedroom apartments with only three units per floor.
The entire development, situated on a 2.63-acre land parcel, is expected to generate a gross revenue potential exceeding ₹10,000 crore.
Profitability and Collections Strengthen
Godrej Properties delivered its highest-ever third-quarter and nine-month net profit of ₹195 crore and ₹1,200 crore, respectively. Collections increased 40% year-on-year to ₹4,282 crore in Q3 FY26, while nine-month collections grew 19% to ₹12,018 crore.
Operating cash flow grew 73% year-on-year to ₹1,062 crore in Q3 FY26, while nine-month operating cash flow declined 7% to ₹3,199 crore.
Geographic Expansion Accelerates
The company launched 11 new projects and phases across nine cities during the quarter. For the first time, Godrej Properties crossed ₹1,500 crore in quarterly sales in each of its key markets — Delhi-NCR, MMR, Bengaluru, and Hyderabad — in Q2 FY26, reflecting deep demand across geographies.
GPL's robust balance sheet, strong launch pipeline, and resilient demand underpin the company's confidence in surpassing its annual booking guidance of ₹32,500 crore for FY26. "With a robust launch pipeline, strong balance sheet, and resilient demand, we are confident of ending FY26 as our best-ever year across all key operating metrics," said Pirojsha Godrej.
Full-Year Trajectory
GPL has achieved 74% of its annual booking value guidance and remains on track to surpass its FY26 guidance of ₹32,500 crore. Direct construction spend increased 66% year-on-year during the nine-month period.
In terms of business development, Godrej Properties added three new projects in Q3 FY26 with an estimated saleable area of 7.30 million sq. ft.
