Faridabad sits on the southern flank of Delhi, separated from the capital by the Agra Canal and bound to the east by the Yamuna River. Its identity as a manufacturing centre is well-documented: tractors, motorcycles, switchgears, refrigerators, tyres, and garments form the city's primary industrial output, and Faridabad and Gurgaon districts together account for roughly 56% of the income tax collected across Haryana. That economic base is now drawing a second wave of attention — this time from homebuyers and residential investors who can no longer afford equivalent product in Gurgaon or Delhi.
A report by ANAROCK noted that Faridabad saw approximately 6,205 units sold in H1 2024, demonstrating strong demand bolstered by upcoming infrastructure. Residential prices have seen a steady rise, with some areas witnessing up to a 15% increase year-over-year. The city carries a specific structural advantage: it can price meaningfully below its NCR neighbours while sitting within metro reach of Central Delhi.
Understanding the market requires separating the city into its two distinct geographies. The original city — Sectors 1 through 65, centred on NIT (New Industrial Township) and Mathura Road (NH-44) — is mature, densely built, and well-served by the Violet Line metro. Sector 14, for instance, is one of the most upscale and well-developed localities in Faridabad, known for its spacious independent houses, luxury apartments, and wide roads.
The newer growth zone is Greater Faridabad, also called Neharpar. The Violet Line (Line 6) connects Kashmere Gate in New Delhi with Raja Nahar Singh in Ballabhgarh via Faridabad, with 34 metro stations across a total length of 46.34 km. The extension from Badarpur into Faridabad opened on 6 September 2015, running fully elevated for 13.87 km with 9 stations, and a further extension to Ballabhgarh (Raja Nahar Singh) opened on 19 November 2018. For residents in Old Faridabad sectors, the line provides direct access to South and Central Delhi without a road journey.
A further extension is in planning: a Ballabgarh-to-Palwal 24-km extension along NH-44, costing ₹4,320 crore with 10 new stations, was approved in October 2025.
The Faridabad-Noida-Ghaziabad (FNG) Expressway, currently under construction in the NCR, will span 56 km and feature six lanes (expandable to eight), designed to make travel between Faridabad, Noida, and Ghaziabad faster and easier. The expressway will pass through Sectors 89, 88, 84, and 75 in Faridabad — growing areas featuring residential zones, industrial belts, and business parks. In May 2025, the Haryana government officially approved the Gurugram–Faridabad–Noida RRTS corridor following a proposal from NCRTC, marking the formal commencement of detailed planning work. The Haryana state budget for 2026–27 adds a further fiscal endorsement: Chief Minister Nayab Singh Saini's ₹2.23 lakh crore budget positions Faridabad as a primary engine of state growth, with a ₹1,500 crore investment in elevated corridors and flyovers aimed at resolving the city's chronic traffic congestion. Approximately 100 km of city roads are earmarked for smart upgrades, and Faridabad is highlighted as a key beneficiary of fresh investments in the automobile, electronics, and pharmaceutical sectors under the "Make in Haryana" policy.
