Mahalunge occupies the north-western edge of Pune, placed along the Mumbai Highway (NH-48) corridor and bordered by Baner to the south-east, Balewadi to the east, and the Maan village to the north-west. It is a mid-segment locality in the western part of Pune, covering roughly 6 sq km with a recorded population of around 21,800. Internal roads have undergone upgrades under PMRDA schemes as part of the Mahalunge–Maan Town Planning Scheme since 2017, including widening and paving efforts to support residential growth, with recent inclusion in Pune Municipal Corporation limits as of 2024.
The area is accessible via National Highway 48 (NH-48), the Mumbai–Pune Highway, which runs adjacent to the locality, while the tolled Mumbai-Pune Expressway is approximately 15 km away, facilitating swift travel to Mumbai. Baner Road provides direct access to the city centre, making daily commuting more manageable. Pune Junction railway station is approximately 14 km away, while Pune International Airport is around 21 km from the locality.
Public transportation relies on PMPML bus services, with key routes such as Route 114 linking the area to Hinjewadi IT hubs and Pune Railway Station, operating frequently and offering affordable access to central Pune and surrounding suburbs.
Pune Metro Line 3, a 23.3 km elevated corridor, will connect Hinjewadi with Shivajinagar's Civil Court through 23 stations. The station sequence includes Hinjewadi, Wakad Chowk, Balewadi Stadium, NICMAR, Ram Nagar, Laxmi Nagar, Balewadi Phata, Baner Gaon, Baner, and onwards to Civil Court. The Balewadi Stadium station, the closest node to Mahalunge, is directly relevant to residents here. In August 2025, Pune Metro Line 3 completed its first trial run beyond Hinjewadi, travelling from Maan Depot to Balewadi Stadium — the first time a metro train ventured outside the depot into the main alignment of the route. The Hinjewadi–Shivajinagar route is expected to begin its first phase of operations, with the initial phase including 12 stations between Maan and Balewadi.
The line will connect to a multimodal transit hub planned along NH-48 in Balewadi, integrating inter- and intra-city bus services operated by MSRTC and PMPML. Once operational, this corridor will offer residents a direct, road-traffic-independent link to Hinjewadi's IT campuses on one end and Shivajinagar on the other.
Hinjewadi Phase 1 is just 3–4 km from the locality, while the IT hubs of Baner, Wakad, and Balewadi are 3–6 km away, making Mahalunge popular among technology professionals due to competitive rents and access to IT parks. Rajiv Gandhi Infotech Park, just 10 km away, houses leading IT and corporate firms. This proximity has made the 2 BHK rental segment particularly active in Mahalunge, with the area absorbing demand that larger, more expensive markets like Baner can no longer accommodate.
Educational institutions in close proximity include Mohol High School, Vibgyor School, Blue Ridge School (Hinjewadi), Global International School, and PICT Model School, all within or near Mahalunge.
Mahalunge is well-connected to healthcare facilities including Jupiter Hospital, Surya Mother and Child Care, and Aditya Birla Hospital. Within the immediate area, Accord Hospital, Prime Multispeciality Hospital, and Ashwini Hospital are among the options.
Residents have access to shopping destinations including Westend Mall, Seasons Mall, and Inorbit Mall. E-Square Xion and the Phoenix Mall in Wakad are both within a 5 km radius. The Shree Shiv Chhatrapati Sports Complex, which hosts national and international sporting events, is also in the locality's vicinity.
A 283.28-hectare Mahalunge-Maan High Tech City has been approved by PMRDA. This designation signals a structured, planned approach to land use across this part of the north-western corridor, rather than ad-hoc growth. The Pune Municipal Corporation has also earmarked ₹954 crore in its draft budget for FY2026-27 to fund infrastructure development in villages recently merged into the city's limits, targeting gaps in roads, sewage networks, and water supply in these peripheral areas.
The average sale price in Mahalunge is currently around ₹11,650 per sq ft. Prices range broadly between ₹28 lakh and upwards of ₹80 crore depending on the project and exact location. Available configurations span 1 BHK through 4 BHK apartments.
Among the units on the market, 2 BHK apartments are the most prevalent, constituting roughly half of the properties for sale. Rental properties typically range from ₹20,000 to ₹30,000 per month, with the broader range running from ₹17,700 to ₹25,100. Notable projects with tracked price performance include Godrej Hillside (4.5% year-on-year appreciation) and VTP Leonara (8.9% year-on-year).
Mahalunge is close to Baner and benefits from the spillover of Baner's commercial growth. Prices are lower than in Baner, but access to Balewadi and Hinjewadi is broadly similar.
Godrej Properties has built a substantial presence in Mahalunge over multiple project cycles. The developer is developing 80.93 hectares adjacent to the PMRDA-approved Mahalunge-Maan High Tech City. This township-scale commitment spans multiple phases across the Hillside and associated series.
The earlier Godrej Hillside project, a 4.3-acre development by Godrej Properties, featured 789 units of 2 and 3 BHK apartments across three 23-storey towers, completed and ready for occupancy by October 2024, incorporating a hill park with over 5,000 trees and 58 lifestyle amenities. The design prioritised sustainability with earthquake-resistant construction, solar water heating, and rainwater harvesting systems.
The latest addition in this series is Godrej Hillside 3. Situated within a 40-hectare township, Godrej Hillside 3 offers 2 and 3 BHK homes and over 25 resort-style amenities, and is currently under construction with an expected completion date of February 2028. Located on Nande Balewadi Road, the project offers 2 and 3 BHK homes with carpet areas ranging from 600 sq ft to 796 sq ft.
Beyond the Hillside series, Godrej Properties has launched several other phases in Mahalunge, reflecting a long-term township strategy rather than a single-project commitment.
