Sarjapur Road runs approximately 25 kilometres from St. John's Hospital in Koramangala through Agara, Bellandur, Kaikondrahalli, Doddakannelli, Carmelaram, Kodathi, and Dommasandra to Sarjapur town. It stretches from St. John's Hospital in Koramangala all the way to Sarjapur town. What began as a peripheral connector road has, over the past decade, developed into one of Bangalore's densest residential and commercial belts. Sarjapur Road sits at the intersection of employment density, expanding infrastructure, and residential demand, and over the last decade it has moved from a peripheral connector to a core housing destination within the city's eastern growth belt.
The corridor is administratively split across pin codes 560035 and 562125, falls under BBMP Ward 197, and sits within Anekal Taluk of Bangalore Urban district. Its geography gives it a structural advantage: it is a fast-growing residential and IT corridor in the eastern and south-eastern part of Bangalore, linking Koramangala and HSR Layout to Outer Ring Road, Bellandur, and beyond to Dommasandra and Sarjapur town.
The corridor's residential depth is built almost entirely on proximity to Bangalore's technology belt. Prestige Tech Park, RMZ Ecoworld, and RMZ Ecospace Campus are the main tech complexes along Sarjapur Road. Beyond these, RGA Tech Park at Hadosiddapura, Wipro's campus, Embassy Tech Village, Cessna Business Park, and Global Technology Park are all within a 6–8 km radius via the Outer Ring Road or State Highway 35. Marathahalli is about 40 minutes away (21.3 km via SH 35 and Varthur–Sarjapur Road), while Whitefield is approximately 34 minutes (17.5 km via the same route).
The Carmelaram IT cluster is expected to add 30,000 seats by 2027, drawing global companies and boosting local business demand. Professionals who work across the ORR tech spine — from Kadubeesanahalli to Bellandur — find the corridor particularly efficient because it avoids the cross-city traffic patterns that affect North or West Bangalore commuters.
Sarjapur Road is not a single homogeneous market. Pricing, density, and buyer profile shift noticeably as you move outward from the ORR junction.
The Outer Ring Road links Sarjapur Road to Marathahalli, Bellandur, and HSR Layout as a key IT route; State Highway 35 connects directly to Whitefield and Electronic City; and NH-44 (Hosur Road) is reachable through Hosa Road Junction, providing access to Electronic City and onward toward Tamil Nadu.
BMTC bus routes G-2 and 500-CH currently cover the main corridor. The G-2 bus runs from 6:25 AM to 9:00 PM, stopping at Koramangala Bus Station, Agara Junction, Bellandur Gate, and Sarjapura, while the 500-CH route links Sarjapura with Tin Factory, serving 40 stops. Company shuttle services supplement public buses for the majority of IT commuters.
Peak-hour congestion remains the corridor's most cited constraint. During rush hour, traffic can slow to around 5 km/h for more than 100,000 commuters each day. Iblur Junction and the Bellandur stretch are the most congested nodes. The airport at Kempegowda is 43 km away and takes about 1 to 1.2 hours depending on traffic conditions.
Several large-scale public infrastructure programmes are advancing in parallel, each with a different timeline and degree of certainty.
| Project | Status (as of mid-2026) | Relevance to Sarjapur Road |

Residential projects on Sarjapur Road have experienced significant appreciation over the past five years, with the average price per square foot growing from ₹5,000 in 2020 to an estimated ₹9,300 by 2024. More recent portal data puts the average closer to ₹12,100 per sq ft for apartment listings across the broader corridor, with variation across micro-pockets. The year-on-year price change for apartments in this locality has averaged 15.7%.
For rental accommodation, current rental rates for residential properties are around ₹40,000 for 2 BHK homes, ₹55,000–₹65,000 for 3 BHK units, and ₹75,000–₹80,000 for 4 BHK properties. The overall Bangalore rental market has also strengthened: rental rates in key areas such as Sarjapur Road and Whitefield saw an 8% hike in Q1 2024 alone.
Supply is dominated by apartments. The locality is shifting from low-rise suburban setups to large gated communities, high-rise buildings, and villa townships near IT parks and business areas. Anarock data shows the introduction of more than 36,000 new units in the corridor, with 74% in the mid and premium segments.
Sarjapur Road is suitable for families due to social infrastructure that includes The International School Bangalore, Inventure Academy, Delhi Public School, Manipal Hospital, Belenus Champion Hospital, DMart, and Market Square Mall. Oakridge International School and Greenwood High add further depth to the education cluster along the Kasavanahalli and ORR connector stretches.
Sarjapur Road supports full-scale urban living, with international and CBSE schools clustered along Kasavanahalli, Harlur, and ORR connectors. Multi-specialty hospitals and emergency care facilities remain accessible across the corridor, alongside high-street retail, neighbourhood malls, cafes, and family dining options, with co-working spaces and stable internet infrastructure supporting flexible work models.
Carmelaram Railway Station provides a suburban rail option for those travelling toward the city centre, though it serves a limited set of routes. For airport access, cabs and the NICE Road expressway via Hosur Road remain the standard mode.
Godrej Properties was established in 1990 as part of the Godrej Group. The company has active projects across 12 major Indian cities and in FY2025 achieved bookings of ₹29,444 crore from 15,302 homes covering 25.73 million square feet. In FY2026, the company posted a record booking value of ₹34,171 crore, a 16% year-on-year increase — the highest ever full-year booking value recorded by any listed real estate developer in India.
In Bangalore, some of Godrej Properties' well-regarded projects include Godrej Woodsman Estate and Godrej Platinum in Hebbal — among the early luxury communities in North Bangalore — and the company has been active in the city for over a decade, steadily expanding its portfolio across prime neighbourhoods. Godrej United in Whitefield was strategically placed in the IT corridor and set a standard for mixed-use urban living. More recently, Godrej E-City near Electronic City and large township-scale projects across East Bangalore have extended its footprint into the southern and eastern tech belt.
On Sarjapur Road, the developer's history includes the Godrej Park Retreat residential community and the forest-themed Godrej Woodland plotted development. Godrej Lakeside Orchard, situated on 12 acres in the Kodathi Village pocket of Sarjapur Road, is part of the Godrej Park Retreat Phase 3 project and features 698 residential units across 6 towers of B+G+25 floors. Every Godrej project since 2021 targets IGBC or LEED green certification, with lower energy consumption and better air quality as direct resident benefits.
