Usthi is a census town and gram panchayat in the Magrahat I CD block of South 24 Parganas district, administered under the Diamond Harbour subdivision. It falls within the jurisdiction of the Usthi police station in the Diamond Harbour subdivision of South 24 Parganas. The locality lies beyond the southern boundary of the Kolkata Municipal Corporation limit, placing it in the belt that stretches from Joka southward along NH-12 (Diamond Harbour Road). The Joka–Usthi belt has gained attention from buyers seeking well-connected, planned communities on the city's southern edge.
Most of Usthi's urban context is best understood through its relationship with Joka, the better-documented locality immediately to its north. Joka is connected to the rest of Kolkata via the six-laned Diamond Harbour Road (NH-12) and the four-laned James Long Sarani. Joka sits at the southern fringe of the city and is known for the Indian Institute of Management Calcutta (IIM-C) and ESIC Medical College and Hospital. Usthi, a few kilometres further south, draws on this same road spine and institutional anchor while offering lower land densities and more open terrain — characteristics typical of the Ganges Delta flatlands that define this portion of South 24 Parganas.
The single most consequential infrastructure development for the Joka–Usthi corridor is the Kolkata Metro Purple Line (Joka–Esplanade corridor). Prime Minister Narendra Modi inaugurated the Joka–Taratala stretch, including Joka metro station, on 30 December 2022. The Taratala–Majerhat section was subsequently inaugurated on 6 March 2024, completing the 7.75 km Phase 1 stretch.
The full line is planned to span 26.88 km from IIM-Joka in the south to Eden Gardens in central Kolkata. In January 2025, metro authorities decided to extend the terminus to Eden Gardens, and in March 2025 the railways sanctioned ₹1,000 crore for that extension. When complete, the Purple Line will offer interchange with the Blue Line at Park Street and Esplanade and with the Green Line at Esplanade — threading the southern fringe directly into the heart of the city. For residents at Usthi, the Joka metro station is the nearest access point on this line, approximately 15 minutes by road.
Diamond Harbour Road (NH-12) is the primary arterial serving this belt. The Purple Line corridor runs along Diamond Harbour Road, Khidirpur Road, and Jawaharlal Nehru Road — major arterial roads of Kolkata. The road connects the belt through Behala, Joka, Thakurpukur, and Alipore toward central Kolkata, providing access to commercial hubs at Park Street, Camac Street, Esplanade, and Bhawanipore. The road widening program on this stretch is expected to further reduce travel times along the southern corridor.
Usthi itself, as a census town, has basic civic amenities. The richer social infrastructure serving the Joka–Usthi belt is concentrated in Joka and along Diamond Harbour Road.
The Joka–Usthi corridor has historically attracted plotted and low-rise residential formats rather than the high-rise towers that characterise inner South Kolkata localities like Tollygunge or New Alipore. Lower land costs, larger plot availability, and the low-density character of the landscape have made this stretch a natural destination for buyers who want custom-built homes or gated plotted communities. Compared with within-city addresses, this belt offers more space, lower entry prices, and planned living.
Road and metro projects — including Diamond Harbour Road four-laning — are unlocking latent value and enabling an estimated 3–5% annual appreciation in the coming years, per analyst commentary on the Behala–Joka belt. The presence of IIM-C, schools, hospitals, retail hubs, and gated developments contribute to the area's liveability for families, professionals, and students alike.
Godrej Properties has built a substantial presence in South Kolkata over several years. Elevate at Godrej Se7en in Joka is a large-scale community project spread across 18.86 acres, offering 2 and 3 BHK apartments ranging from 514 to 1,344 sq ft. Orchard at Godrej Se7en, also in Joka (RERA No. WBRERA/P/SOU/2023/000015), extends the developer's footprint in this micro-market. Across the city, Godrej Blue on BL Saha Road in New Alipore spans 7.44 acres and offers 3 and 4 BHK residences sized between 1,507 and 2,859 sq ft, while Retreat at Godrej Prakriti in Sodepur covers a 22-acre parcel with 1, 2, and 3 BHK homes.
In Usthi specifically, Godrej Properties has introduced Godrej Zen Estate — a 54-acre plotted enclave combining tropical design, premium infrastructure, and community living. Spread across lush greenery with over 700 plots, Godrej Zen Estate stands as a plotted development in the Usthi–Joka corridor. The project is RERA-approved under registration number WBRERA/P/SOU/2025/002609. It represents the developer's first significant plotted land project in this part of South Kolkata, signalling confidence in the corridor's residential trajectory.
Plotted land in the Joka–Usthi belt is priced at levels that remain accessible relative to the inner suburbs. Published listings for plots in this corridor in 2025 show rates broadly in the range of ₹3,500–₹4,000 per sq ft for demarcated plots within gated communities, while unorganised land parcels trade lower. Diamond Harbour Road is characterised as a luxury locality in the southern part of Kolkata, with apartment values along the stretch averaging around ₹4,900 per sq ft according to aggregated listing data. The plotted segment, given the built-in customisation value and lower base density, typically commands a premium over raw land while remaining below apartment per-sq-ft rates in more established nodes further north.
