Versova sits along the Arabian Sea as one of Mumbai's most prominent western suburbs, its coastal boundary shaping both its geography and the character of daily life. The locality falls within Andheri West and is administratively part of Mumbai's K-West ward. Its name is believed to derive from Visava, the Marathi word for a resting place — the village was originally settled by the Kolis, Mumbai's indigenous fishing community, who remain the oldest and original inhabitants of the area.
Not long ago, Versova was thought of primarily as a fishing village. Today, it is common to spot celebrities on its streets, particularly along Four Bungalows and Yari Road, and its bars and restaurants — among them Social Versova and Jamjar Diner — are counted among the better-known in the city. Once known for its laid-back beach culture, Versova in Andheri West is now witnessing a steady churn of redevelopment projects, with older buildings making way for premium towers.
The Versova–Andheri–Ghatkopar Metro Line (Line 1) already offers rapid east–west connectivity, significantly reducing travel time to major business hubs like MIDC and the eastern suburbs. On the road network, the area enjoys easy access to the Juhu–Versova Link Road, JVLR, and the Western Express Highway. Versova is also a short distance from the Jogeshwari and Andheri railway stations, which together place the area on both the Western and Harbour lines of Mumbai's suburban rail grid.
Versova is already served by Metro Line 1, and the upcoming Metro Line 6 (Swami Samarth Nagar to Vikhroli) is expected to further enhance connectivity to the eastern suburbs. Bandra Kurla Complex, the central business district, is approximately 14 km from Versova, while Chhatrapati Shivaji Maharaj International Airport is around 8 km away.
The sea link includes a 9.8-km bridge over the sea and four connectors at Bandra, Carter Road, Juhu, and Versova, taking the total road length to 17.17 km. Once complete, it will cut travel time between Bandra and Versova from 45 minutes to roughly 10–15 minutes, enabling seamless connectivity from south Mumbai to the northwestern suburbs.
As of early 2026, work on the project is approximately 30 percent complete. Maharashtra CM Devendra Fadnavis has directed the contractor to accelerate work by deploying more manpower and machinery, with the government pushing for full completion by 2028. Beyond the sea link, the Versova–Dahisar stretch of the Mumbai Coastal Road (North) project has received an allocation of Rs 4,000 crore in the BMC's FY26-27 budget. This 25-km-long corridor aims to connect Versova in the western suburbs with Bhayander in the Mumbai Metropolitan Region.
Average capital values in Versova, which had dipped to Rs 24,458 per sq ft in 2019, have climbed consistently in recent years — reaching Rs 40,831 per sq ft by 2024, rising further to Rs 49,458 in 2025, and touching Rs 55,727 per sq ft in early 2026.
Residential absorption has seen a sharp uptick. Annual primary sales rose from just 12 units in 2020 to 106 units in 2024, and surged to 157 units in 2025. In contrast, pre-pandemic years such as 2017 and 2018 recorded only 58 and 30 units respectively.
The supply pipeline is expanding, albeit unevenly due to redevelopment cycles. Completions are expected to peak at 266 units in 2025 and 165 units in 2026, followed by a steady flow through the end of the decade.

Godrej Properties entered Versova for the first time when it announced Godrej Skyshores — a development on a prime land parcel with a saleable potential of approximately 4.4 lakh square feet targeting the premium residential segment, with an expected revenue potential of around Rs 1,350 crore.
The move extends a Mumbai footprint that already spans multiple micro-markets. Godrej Properties has 51 active or completed projects in Mumbai.
