Godrej Properties Opens Pre-Launch Bookings for Whitefield Row Villas

Godrej Properties has opened pre-launch for Godrej Row Houses, Villas at Whitefield, a low-rise row villa community on a 20-acre parcel off Soukya Road in Whitefield, East Bengaluru. The project was registered with Karnataka RERA on 15 September 2026 in two phases, and expressions of interest opened the same day, with the project formally presented on 20 September 2026.

The first two registered phases cover 218 independent homes, within a wider plan of 242 homes. Each home spans four levels, carries a private garden and a rooftop terrace, and is served by its own lift. The format makes the project one of the few low-rise, multi-level home offerings in the east Bengaluru market, and it reflects the developer's continued focus on larger homes in established growth corridors.

Configurations and project details

The community offers four and five bedroom homes with super built-up areas ranging from approximately 3,725 sq ft to 5,523 sq ft. The 4 BHK Optima is priced from Rs 5.40 crore, and the indicative rate across the configurations is approximately Rs 14,500 per sq ft plus GST.

The project is registered under RERA number PR150926008942 with Karnataka RERA. Phase 1 covers 150 homes across nine row-house blocks, and Phase 2 covers 68 homes. Possession is scheduled for 8 October 2030 for Phase 1 and 8 October 2031 for Phase 2. Each home comes with two covered car parks, and the community provides 48 visitor car parks.

Specifications include marble flooring in the living, dining and staircase areas, laminated wooden flooring in the master bedroom, granite kitchen platforms with stainless steel sinks, branded fittings, and a bathtub in the master bath. Each home has AC power points in the living room and every bedroom, and a smart lock with video door phone at the entrance. The homes are Vaastu compliant and designed by Hafeez Contractor, with a French Renaissance architectural theme.

Shared facilities include a swimming pool and a separate kids' pool, a gymnasium, a yoga pavilion, tennis and padel courts, a jogging track, an indoor games room, a mini theatre, an amphitheatre, a pet park, and a senior citizens' corner. The community is served by 24x7 gated security with CCTV, 24-hour water supply, and power backup for common areas and essential services. Green features include nature trails, community gardens, rainwater harvesting, storm-water drains and a sewage treatment plant.

Location and connectivity

The site lies off Soukya Road in Bhodanahosahalli Village, Whitefield, close to NH-648 and roughly 800 metres from the Satellite Town Ring Road. Soukya Road links to Whitefield Main Road, Old Madras Road and the Outer Ring Road. NH-648 provides a direct route to Kempegowda International Airport, which is about 38 km away.

Public transport options include the Purple Line metro, with Whitefield metro station about 5.3 km away and Kadugodi and Hope Farm stations within reach. Whitefield railway station is about 4.9 km away. The Information Technology Park in Whitefield is around 9 km from the site. Schools, hospitals and shopping destinations including Forum Shantiniketan and Nexus Shantiniketan are within roughly 10 km. Ayurvedagram is about 100 metres from the site.

Several infrastructure projects are under way in the area. The under-construction Namma Metro line with a Whitefield station and the Eastern Connectivity Tunnel, which is intended to link Whitefield directly to the airport, are both expected to improve access. The widening of the Varthur-Gunjur stretch will also ease commuting for residents.

Expressions of interest are being accepted against a refundable Customer Selection Fee of Rs 25 lakh, which secures priority unit allocation at launch. The RERA-filed project start date is 15 September 2026, and site preparation for construction is underway on the 20-acre parcel.
