Godrej Properties announced the acquisition of an approximately 8.5-acre land parcel in Mahalunge, a fast-growing micro-market in western Pune, through outright purchase to be developed primarily as a group housing project. The move marks an important step in the developer's broader strategy to strengthen its presence in Pune and expand across high-potential micro-markets.
Project Scale and Revenue Potential
The proposed development is expected to offer a total developable potential of about 2.1 million square feet, with an estimated revenue potential of nearly ₹2,000 crore. The project will probably be segmented into 2–3 phases, with Phase 1 targeting launch in late 2026 or early 2027.

The site falls within the Mahalunge–Maan–Nande belt and is part of the larger Mahalunge–Hinjewadi micro-market, with location close to the upcoming Pune Inner Ring Road and along the important Hinjewadi–Balewadi corridor, a key growth zone in the city.
The location benefits from a well-developed social infrastructure, including premier educational institutions such as Delhi Public School, Mahindra International School, and the Symbiosis Centre for Management. Additionally, the location offers convenient access to both Baner–Balewadi and Hinjewadi, two prominent micro-markets that serve as major IT and BFSI hubs in Pune.
