Godrej Properties Acquires 47-Acre Land Parcel on OMR in South Chennai
Godrej Properties Limited has acquired a 47-acre land parcel through an outright purchase off the Old Mahabalipuram Road (OMR) in South Chennai. The company will develop plotted residential units on the land, which is expected to offer approximately 1.2 million square feet of developable potential, with an estimated revenue potential of ₹500 crore. The acquisition was announced on 30 June 2026.
Strategic Location in High-Growth Corridor
The site is well connected via OMR, providing access to key employment hubs across the Siruseri-Kelambakkam corridor, including SIPCOT, as well as Vandalur, Guduvanchery and the wider Mahabalipuram region. The SIPCOT IT Park is located in Siruseri village along the Old Mahabalipuram Road, approximately 35 kilometers from central Chennai, spanning about 800 acres and functioning as a special economic zone (SEZ). The SIPCOT IT Park has emerged as a significant employer in the region, providing direct jobs to approximately 90,000 professionals in IT, IT-enabled services, and support roles.
Plot Specifications and Community Design
The project will feature residential plots with sizes ranging from 1,200 to over 3,000 square feet, offering flexibility for different buyer preferences and household needs. Based on Godrej's typical approach to plotted developments, the community is expected to include gated-community amenities, landscaped parks, 24/7 security, wide internal roads, and infrastructure systems including rainwater harvesting and covered drainage.
Upcoming Infrastructure and Connectivity
Corridor 3 (Purple Line) of the Chennai Metro Phase 2 project spans 45.4 km from Madhavaram Milk Colony to SIPCOT (Siruseri) and consists of 48 stations, with 28 underground and 20 elevated or at-grade. The Phase-II of Chennai Metro is expected to be completed by the end of 2028. This expansion will significantly enhance public transit access to the area and improve connectivity to key employment centres across the city.
