Godrej Properties achieves Dow Jones #1 ranking globally for real estate sustainability

Global Sustainability Leadership in Real Estate

Godrej Properties has secured the top position globally in sustainability performance across two major benchmarks. The company ranked #1 globally in the Real Estate and Management (REM) sector by S&P Global's Dow Jones Best in Class indices for 2025, and achieved its highest score of 100 points in the 2025 Global Real Estate Sustainability Benchmark (GRESB), earning the No. 1 ranking amongst global residential developers.

These dual recognitions mark a watershed moment for the developer's multi-year commitment to environmental, social, and governance principles. The company has participated in the GRESB benchmark assessment since 2013, demonstrating sustained engagement with third-party validation of its ESG practices.

The Benchmarks: What They Measure

The Dow Jones Best-in-Class indices identify global sustainability leaders through the Corporate Sustainability Assessment (CSA), representing the top 10% of the largest 2,500 companies based on long-term economic, environmental and social criteria. The GRESB, by contrast, is purpose-built for real estate: GRESB provides Environmental, Social, and Governance benchmarks for real estate organizations across the world, with annual recognition for those driving ESG improvements across the industry.

Operational Sustainability Practices

Godrej Properties has achieved net-zero targets validated by the Science Based Targets Initiative under Buildings standard, leads the country in certified net-zero green buildings, operates as Carbon Neutral in own operations, is Water Positive, and maintains Zero Waste to Landfill. All of the company's offices hold IGBC Health & Well-being certification, with its platinum-rated headquarters and Pune regional office setting the standard across the portfolio.

The developer's commitment extends across construction and post-occupancy phases. GPL has conducted extensive risk assessments across all construction sites identifying vulnerabilities such as heat stress, flooding, and unreliable water sources, enabling site-specific mitigation strategies, and in flood-prone areas undertakes hydrological and floodplain analyses before breaking ground.

On waste management, 98% of construction waste is now either recycled or reused, with concrete repurposed into paver blocks and topsoil reused, reinforcing circular economy principles. For water, the company caters to 96% of flushing requirements and 74% of landscaping needs using on-site treated water, with around 42% of water reused on-site, reducing dependency on fresh sources.

Recognition and Investor Confidence

The company's leadership in ESG practices enhances its brand value and attracts environmentally conscious investors. Beyond the Dow Jones and GRESB rankings, Godrej Properties has received recognition from multiple international bodies: inclusion in the CDP-A List for Climate change and supply chain sustainability, KPMG India ESG Excellence award 2024 for environmental and social initiatives, and LACP Vision Award – Platinum for Sustainability Reporting Excellence.

The company's ESG disclosures are prepared in accordance with Global Reporting Initiative (GRI) requirements and are externally assured to meet the highest standards of transparency and integrity.

Context: A Fifteen-Year Trajectory

In 2010, GPL committed that all of its developments would be third-party certified green buildings. In 2020, 2021, 2022, and 2025, the Global Real Estate Sustainability Benchmark ranked GPL #1 globally amongst listed residential developers for its sustainability and governance practices, indicating consistent performance rather than a one-time achievement. In FY 2025, Godrej Properties retained its position as India's largest developer by the value of residential sales achieved, showing that sustainability practices and commercial success have moved in parallel.
