Godrej Properties acquires 24-acre land in Indore for plotted development

Strategic Acquisition Marks Expanded Presence in Indore Growth Corridor

Godrej Properties announced on Friday the acquisition of 24 acres of land in Indore for premium residential plotted development. The project is estimated to generate ₹500 crore in revenue potential and will offer approximately 6.20 lakh square feet of saleable area.

The newly acquired site is located off Indore bypass road, a rapidly emerging real estate hub, and is well connected to key areas including Dewas and Palda. The location features proximity to Chhatrapati Shivaji Square, major hospitals such as CHL Hospital, and leisure destinations including Phoenix Inside Mall. The site also benefits from proximity to IT hubs like Crystal IT Park and Software Technology Parks of India, enhancing its appeal for working professionals.

Second Major Acquisition in the City

This acquisition represents the company's second significant land purchase in Indore, following a 46-acre acquisition on Indore-Ujjain Road in July 2024. The development will comprise premium plotted residential units, aligning with the company's documented expansion into plotted developments across tier-II cities.

The Indore bypass corridor has become a focal point for residential growth in the city, attracting substantial institutional investment. Multiple developers are now focusing on plotted developments in Indore, with investors showing strong interest in plots due to their flexibility and long-term appreciation potential.

Godrej's Tier-II City Strategy

Godrej Properties has strategically invested in several tier-II cities across India, including Pune, Chandigarh, Kochi, and Nagpur. The company acquired 12 land parcels during April-December 2024 to develop housing projects worth ₹23,450 crore, demonstrating the pace of expansion beyond traditional metropolitan markets.

For fiscal 2025, Godrej Properties targeted delivery of 15 million square feet of residential space, reflecting its commitment to expanding reach in emerging markets. The Indore acquisition fits this broader capital deployment strategy as the company prioritizes locations with rising urbanization and improving infrastructure.

Indore's real estate market is experiencing upward growth driven by rapid urban development across the Super Corridor, AB Bypass Road, and emerging township zones.
