Godrej Properties Surpasses FY26 Land Acquisition Target with Nagpur Deal
Godrej Properties has acquired a 75-acre land parcel in Nagpur with a revenue potential of ₹755 crore and approximately 1.7 million square feet of development potential, surpassing its business development annual guidance of ₹20,000 crore for FY26. The announcement was made through a stock exchange filing on November 21, 2025.
Strategic Location Near Growth Corridors
The land parcel is strategically positioned near the Samruddhi Mahamarg and Mihan SEZ, offering seamless connectivity to major corridors, including the Nagpur–Hyderabad Highway and Dr Babasaheb Ambedkar International Airport. The area is supported by existing healthcare, education, retail spaces and entertainment facilities.
According to Godrej Properties MD & CEO Gaurav Pandey, "Nagpur continues to strengthen its position as an important centre for infrastructure and industrial development, supported by improving connectivity and rising residential demand."
Plotted Township Development
The company plans to develop a plotted residential project with a saleable area of nearly 1.7 million sq ft, offering independent residential plots as part of a larger housing layout. The development on this land will comprise primarily plotted residential units.
Third Acquisition in Four Years
This is Godrej Properties' third land acquisition in Nagpur over the past four years. The acquisition underscores the company's strong momentum and strategic focus on emerging growth corridors.
Landmark Performance Against Guidance
In a regulatory filing, the company informed that it has surpassed its ₹20,000 crore annual target of new business development for this fiscal year after the latest purchase of 75 acres in Nagpur, Maharashtra. The target shows the value of land deals planned for the year, and this purchase pushes the company beyond the stated guidance.
Broader FY26 Momentum
In the first half of FY26, Godrej Properties launched projects worth ₹18,600 crore while sales bookings stood at ₹15,600 crore, achieving 47% of launch guidance and 48% of the booking value target, with the company well on track to meet or exceed full-year goals. Godrej Properties is India's largest residential developer by sales value in FY2024 and FY2025.
Nagpur's Emergence as Central India Investment Hub
Nagpur's real estate market is positioned for sustained growth driven by the convergence of massive infrastructure investments, expanding technology sector presence, and strategic logistics positioning, with a ₹50,000+ crore infrastructure pipeline combined with established major IT company presence and emerging Global Capability Centre opportunities.
The Samruddhi Mahamarg, MIHAN (Multi-Modal International Cargo Hub and Airport), and Nagpur Metro expansion have drastically boosted land value around key corridors, while MIHAN, Hingna MIDC, and Butibori Industrial Estate are attracting thousands of working professionals, increasing housing and land demand.

The development marks another milestone for Godrej Properties in the plotted development segment, which has seen rising demand across several tier-II cities, with the company expanding its residential presence beyond metro markets through plotted communities and township-style developments in locations with improving infrastructure and housing demand.
