Godrej Strengthens Pune Presence with Mahalunge Land Acquisition

Godrej Properties has acquired an 8.5-acre land parcel through an outright purchase in Pune, with an estimated revenue potential of ₹2,000 crore. The acquisition, announced on January 30, 2026, marks the company's continued investment in Pune's emerging residential corridors.

Scale and Development Potential

The proposed development will primarily comprise group housing and is expected to offer a developable potential of approximately 2.1 million square feet. This addition follows Godrej Properties' earlier land acquisitions in Pune's Upper Kharadi and Kharadi–Wagholi belt, reflecting sustained momentum in the city's residential market.

Strategic Location in Mahalunge

The land is located in the Mahalunge–Maan–Nande belt and is part of the Mahalunge–Hinjewadi micro-market, in proximity to the upcoming Pune Inner Ring Road along the city's Hinjewadi–Balewadi corridor. The location benefits from premier educational institutions such as Delhi Public School, Mahindra International School, and the Symbiosis Centre for Management, with convenient access to both Baner–Balewadi and Hinjewadi, two prominent micro-markets that serve as major IT and BFSI hubs in Pune.

Mahalunge's Growth Trajectory

The area is located close to Pune Metro Line 3, with significant development expected in the future. In the financial year 2024–25, a provision of ₹150 crore was made for undertaking various development works under the Mahalunge-Man Town Planning Scheme. Additionally, a ₹340 crore Water Supply and Sewerage Project under the Central Government's AMRUT 2.0 scheme has been proposed.

As Hinjewadi reaches maturity, Mahalunge is emerging as Pune's next tech-driven residential hub. The area benefits from focused infrastructure development, improving road networks, and rising residential demand, delivering the same connectivity and lifestyle benefits as Baner and Wakad while still offering relatively better entry value.

Godrej Properties emerged as the largest listed residential real estate developer in India in calendar year 2025 for the second consecutive year. During calendar year 2025, booking value grew 19 per cent year-on-year to ₹34,171 crore, representing a compound annual growth rate of approximately 44 per cent between calendar year 2022 and 2025.

The company operates in 12 cities across India, including the Mumbai Metropolitan Region, Delhi-NCR, Pune, Bengaluru, and Hyderabad.
