Godrej Bandra Bay Gets Three MahaRERA Registrations in Mumbai

Godrej Properties’ Godrej Bandra Bay has received MahaRERA registrations for all three phases of its residential development at Nargis Dutt Nagar, off Bandra Reclamation, in Bandra West, Mumbai. The registrations were issued on 3 and 4 September 2026, covering a combined five towers and 238 residential units.

The project, promoted in the registrations by Godrej Properties Limited Roshni Developers & Realtors Private Limited, is a new launch planned along Mahim Bay. The three-phase registration provides a clearer outline of the development’s scale and delivery schedule. The first phase carries a proposed completion date of November 2033; the second and third phases are scheduled for October 2035. The project is presented on the developer’s page as a waterfront address facing the Arabian Sea.

The details behind the three registrations

Phase 1 was registered as PR1181012601775 on 3 September 2026. It comprises three towers and 188 homes, with all three towers recorded at 34 floors. Its MahaRERA filing records 18,016 square metres of land and 1,065 square metres of recreational open space. The proposed completion date is November 2033.

Phases 2 and 3 were registered the following day. Phase 2, PR1181012601785, comprises one 20-floor tower and 26 units, with a proposed completion date of October 2035. Phase 3, PR1181012601786, comprises one 19-floor tower and 24 units, also proposed for completion in October 2035. The registrations classify the phases as residential or group housing.

The developer’s current project page lists 4 BHK residences. Phase listings also show 5 BHK homes, and Phase 1 listings include 6 BHK. Listed Phase 1 areas span 1,670 to 6,070 square feet, identified as carpet area; Phase 2 and Phase 3 listings show 4 and 5 BHK homes spanning 3,028 to 4,274 square feet. Godrej describes prices as available on request, with GST, AMC, IFMS and other charges additional. A Mumbai investment listing puts the rate at approximately ₹1,00,000 per square foot, an indicative figure rather than an official price quote. A September market report cited expected unit ticket sizes of ₹35–40 crore, likewise a reported expectation.

Fire-safety provisions and lifts are also among the identified infrastructure. The developer describes the residences as set beside the water, with Arabian Sea-facing positioning. Further project details are outlined on the Godrej Bandra Bay project page.

The location: Bandra West and the waterfront

The site is in the K.C. Marg and Bandra Reclamation vicinity. Godrej’s location information gives approximate drive times of three minutes to Lilavati Hospital, five minutes to Bandstand Promenade, eight minutes to Carter Road and nine minutes to Bandra-Kurla Complex. Worli Sea Face is listed at about 12 minutes. Bandra Gymkhana and Otters Club are each approximately seven minutes away.

The Bandra–Worli Sea Link and Western Express Highway serve the area’s road network, while Bandra station connects the locality to Mumbai’s suburban rail system. Mumbai Metro Line 2B is being developed as an east–west corridor connecting Bandra with the eastern suburbs.

A wider public-realm initiative is also taking shape nearby. Godrej Properties, RC Group and the Brihanmumbai Municipal Corporation inaugurated a pedestrian corridor on L.K. Mehta Marg on 11 October 2026 as the first completed element of the Bandra Bay Beautification Initiative. The broader plan includes a green promenade, lawns, a pet park, reading zone and amphitheatre, with a mini-golf course and activity zone planned for a later phase.

The developer’s Mumbai footprint

Godrej Properties was established in 1990 and says it operates in more than 15 Indian cities, with over 21.7 million square metres under development. Its Mumbai portfolio includes The Trees, Godrej Platinum, Godrej Central, Godrej Prime, Godrej Avenue Eleven, Godrej Trilogy and Godrej Horizon. The developer’s page states November 2033 as the possession date. In the meantime, the Bandra Bay Beautification Initiative’s planned later-phase public spaces form part of the surrounding neighbourhood’s evolving waterfront setting.
