Godrej Properties opens pre-launch for Doddaballapur plotted project

Godrej Properties has opened the pre-launch of Godrej Plots Doddaballapur, a proposed plotted residential development in Chokkanahalli, Doddaballapur, on 18 October 2026. The project is planned across 48 acres off Doddaballapur Main Road, with individual plots rather than apartment towers. Reported pre-launch pricing is ₹4,800 per sq ft.

The project, also referred to as Godrej Plots Doddaballapur, is positioned for buyers considering a custom-built home in North Bengaluru. Its forest-inspired layout is described as combining landscaped green spaces with community amenities and internal infrastructure.

The details

The development is planned as a gated community of villa plots, with plot areas reported from 1,200 to 4,000 sq ft. The 1,200 sq ft option is described as a 30-by-40-foot cottage plot, while the 1,500 sq ft option is a 30-by-50-foot bungalow plot. Larger options include 2,400 sq ft, described as a 40-by-60-foot estate plot, and plots up to 4,000 sq ft.

At the reported pre-launch rate of ₹4,800 per sq ft, indicative plot prices work out to ₹57.6 lakh for 1,200 sq ft, ₹72 lakh for 1,500 sq ft and ₹1.152 crore for 2,400 sq ft. A 4,000 sq ft plot at the same rate works out to ₹1.92 crore.

The site is in Chokkanahalli Village, off Doddaballapur Main Road (SH-9), in Doddaballapur taluk. The location connects with NH-44 and routes towards Yelahanka, Hebbal and Kempegowda International Airport. The airport is reported to be about 28 km away by road. Doddaballapur railway station sits on the Bengaluru–Guntakal rail corridor, while Yeshwanthpur railway station is around 33 km away.

Employment and industrial anchors in the wider area include Devanahalli Business Park, around 30 km from the site, and KIADB Aerospace Park. Doddaballapur itself has an established textile industry and educational institutions. The Satellite Town Ring Road, or NH-948A, is a wider regional infrastructure project linking towns including Doddaballapur and Devanahalli. Its Dobbaspet–Doddaballapur–Hoskote stretch has been open to traffic since March 2024.
