Godrej’s 47-acre South Chennai acquisition sets up plotted launch
Godrej Properties’ 47-acre acquisition in South Chennai is set to move towards a plotted residential launch, with the project marketed as Godrej Wonderla in Illalur, Thiruporur taluk, beside Wonderla Chennai. The company disclosed the outright land purchase on June 30, 2026, describing the parcel as intended primarily for residential plots. The acquired site has reported developable potential of about 1.2 million sq. ft. and estimated revenue potential of ₹500 crore.
Project-page information describes the development as Pre-Launch, with a public launch planned for December 2026. The development is a plotted project, rather than a collection of completed homes: buyers are offered residential plots in several categories. Godrej Properties’ acquisition announcement establishes the South Chennai project, while the marketed name and launch details come from project-page material. Further project details are available on the Godrej Wonderla project page.
The details
The site is reported to span 47 acres, with more than 950 plots planned. The plot categories range from 750 sq. ft. to 2,400 sq. ft. Project-page listings place the 750 sq. ft. Cottage plot at ₹38.99 lakh; a broker listing gives an indicative rate of ₹5,200 per sq. ft. Applying that rate gives the following indicative figures across the reported categories:
- Cottage: 750 sq. ft., approximately ₹39 lakh.
- Villa: 1,000 sq. ft., approximately ₹52 lakh.
- Bungalow: 1,200 sq. ft., approximately ₹62.4 lakh.
- Mansion: 1,500 sq. ft., approximately ₹78 lakh.
- Estate: 1,646–2,400 sq. ft., approximately ₹85.6 lakh–₹1.248 crore.
These are indicative calculations using the broker-reported rate, rather than a published Godrej Properties cost sheet. The project-page material also describes a 15,000 sq. ft. Victorian-themed clubhouse and more than 62 lifestyle features. Listed facilities include a swimming pool, indoor and outdoor fitness areas, a yoga lawn, skating rink, open-air amphitheatre, children’s play area, landscaped parks, jogging tracks and wide internal roads. Gated entry, security staff and round-the-clock CCTV are also advertised.
Reported site infrastructure includes paved internal roads arranged in a grid-and-avenue layout, separate pedestrian paths, underground power, water and drainage services, stormwater drainage, street lighting, a boundary wall and visitor management. The project is marketed as a residential plotted development; house construction is not part of the plot product.
The location
The site is in Illalur, Thiruporur, Chengalpattu district, Tamil Nadu 603110, off Old Mahabalipuram Road (OMR) and beside Wonderla Chennai. Project material places OMR about 10 minutes away, Thiruporur town around 10 minutes away and Kelambakkam around 15 minutes away. It gives ECR as 8 km, or roughly 15–20 minutes, and Chennai International Airport as 30 km.
Siruseri SIPCOT IT Park is listed at 15 km and Sholinganallur IT Park at 18 km; SSN College of Engineering is reported at about 5.6 km. These are project-material distance estimates. Chennai Metro Phase 2’s Corridor 3, including the Siruseri SIPCOT station, is described as under construction and about 15 km from the site. An opening date is not included in the project material.
For market context, an October 2026 Thiruporur plot-rate page reports an average of ₹31,364 per sq. yd. and 5% quarter-on-quarter growth in Q3 2026. A separate listings page shows asking prices from ₹21 lakh to ₹92 lakh. These are portal-listed figures, not transaction benchmarks.
The developer
Godrej Properties was established in 1990. Its corporate profile describes a presence across more than 15 Indian cities and a portfolio covering over 21.7 million sq. metres. In Chennai, the company lists Godrej Azure and Godrej Sunrise Estate among its projects. The Illalur acquisition adds a plotted residential proposition to that city presence, with the company’s reported developable potential for the parcel at approximately 1.2 million sq. ft.
What comes next
The next stated milestone is the planned public launch in December 2026, following the reported September 2026 pre-launch. The project page gives December 2030 onwards as an expected possession period. The project’s reported plotted format means the next stage is the launch of its plot offering and associated layout details.
