Godrej Properties’ Indore Land Deal Sets Up Its Next Plotted Development
Godrej Properties acquired approximately 46 acres at Shahna, off Ujjain Road in Indore, in July 2024, marking the company’s announced entry into the city. The land is planned for a residential plotted development with an estimated saleable area of nearly 1.16 million square feet. The company’s managing director and chief executive, Gaurav Pandey, described the acquisition as its entry into Indore.
The upcoming scheme is known as Godrej Green View Estate, and is also referred to as Godrej Plots Indore. The developer’s Shahna project page uses the name Godrej Green View Estate Plots and describes it as coming soon. The acquisition establishes a sizeable plotted-development pipeline for Godrej Properties in a city where the company has since pursued another land parcel.
The details
Planned as a resort-style plotted township, the project is located in Shahna, along Ujjain Road Highway. The planned product is residential plots, with listed areas ranging from 347 to 2,682 square feet. Example dimensions appearing in project listings include 30 by 30 feet, 30 by 40 feet and 30 by 50 feet. Listings also describe the development as a gated community with 1,021 units across two phases.
The developer’s Shahna page lists the starting price as “On Request.” Project descriptions outline a clubhouse, swimming pool, sports courts, indoor games, a children’s play area, gym, jogging tracks and reflexology paths. Other listed features include a multipurpose hall, landscaped gardens, green zones and round-the-clock security.

The location
The site is described as being about 400 metres from the main Ujjain–Indore Highway and one kilometre beyond Dharampuri Town on Shahna Road. The highway connects Indore and Ujjain, running from Rajwada in Indore to Ujjain Junction railway station. Named junctions along the wider corridor include Sanwer Road Industrial Area, Sanwer Bypass and Ujjain Engineering College. Indore Junction railway station and Indore International Airport are the city’s principal rail and air connections.
The Ujjain–Indore route is currently a four-lane road, with plans to widen it into a six-lane corridor. That proposed upgrade forms part of the location’s longer-term infrastructure context.
The developer
Godrej Properties, the real estate arm of the Godrej Group, was established in 1990 and develops residential, commercial and township projects across multiple cities. It is a subsidiary of Godrej Industries, which held 58.48% of its equity as of 30 September 2024. Pirojsha Adi Godrej has led the company as executive chairman since 2012.
Indore has become part of a broader expansion in the city. In early 2025, Godrej Properties announced a separate 24-acre parcel, planned primarily for plotted development, with an estimated 6.20 lakh square feet of saleable area and revenue potential of Rs 500 crore. That land is distinct from the Shahna acquisition. Elsewhere, the company acquired about 109 acres in Nagpur in September 2023 and 14 acres in Bengaluru in June 2025.
What comes next
Godrej Green View Estate remains an upcoming project, with the developer’s page presenting it as coming soon. The acquisition announced in July 2024 is the key milestone behind the plan; the subsequent Indore land release in early 2025 indicates that the company’s activity in the city extends beyond the Shahna parcel.
