Godrej Properties Q2 FY2026 revenue grows 44.8% YoY to ₹1,950.05 crore

Revenue Accelerates to ₹1,950 Crore in Q2 FY2026

Godrej Properties reported total income of ₹1,950.05 crore in Q2 FY2026, marking a 44.8% year-over-year increase from ₹1,346.54 crore in the same quarter of the previous year. The result, announced on November 6, 2025, also showed a sequential gain of 20.3% from Q1 FY2026.

Profitability and Cash Generation

Profit Before Tax reached ₹649.07 crore, up 191.8% year-on-year from ₹222.41 crore in Q2 FY2025. Net profit for the quarter was ₹402.99 crore, reflecting 20.7% year-over-year growth.

Earnings per share stood at ₹13.45 for Q2 FY2026, up 11.6% year-over-year from ₹12.05.

Sales Momentum Across Markets

Booking value in Q2 FY2026 reached ₹8,505 crore, representing a 64% year-over-year increase and a 20% quarter-over-quarter rise. For the first time, the company clocked sales bookings of more than ₹1,500 crore each in four different cities—Delhi-NCR, Mumbai Metropolitan Region, Bengaluru and Hyderabad.

Full-Year Guidance on Track

Godrej Properties expects to meet or exceed its pre-sales target of ₹32,500 crore for the full fiscal year. Pre-sales grew 13 per cent in the first six months to ₹15,587 crore from ₹13,835 crore in the year-ago period.

In FY2024-25, the company's sales bookings stood at ₹29,444 crore, making it the largest listed real estate firm by pre-sales.

Operational Scale Reset

Godrej Properties was established in 1990 as the real estate development arm of the Godrej Group, which was founded in 1897. For group housing projects, the company focuses on five core markets: Delhi-NCR, Mumbai Metropolitan Region, Pune, Bengaluru and Hyderabad.

The company has approximately 215 million sq. ft. of saleable area across India and works on an asset-light business model. In FY2026, Godrej Properties added 18 new projects with a total estimated saleable area of approximately 33.32 million square feet and booking value potential of ₹42,100 crore.

Cash Flow and Balance Sheet Strength

The company raised equity capital of ₹6,000 crore through a qualified institutional placement last year, combined with strong operating cash flow, to enable continued investment for growth. The company delivered 12.1 million square feet of projects across 9 cities in FY2026, representing an achievement of 121% of its annual delivery guidance.
