Godrej Properties Q2 FY27: Net Profit Rebounds to ₹335 Crore with 5-fold Jump, Collections & Operating Cashflow Surge

Godrej Properties Reports Record Q2 Profitability Amid Strong Collections Surge

Godrej Properties reported a five-fold jump in consolidated net profit to ₹335.21 crore for the quarter ended September on higher income, with total income more than doubling to ₹1,346.54 crore. Its net profit stood at ₹66.80 crore in the year-ago period, marking a significant acceleration in profitability during the second quarter of financial year 2027.

Operating Momentum Accelerates

Pirojsha Godrej, Executive Chairperson, Godrej Properties Ltd, said the company delivered a robust second quarter with its highest-ever Q2 and H1 bookings, collections, operating cashflows, and deliveries. The quarter reflects sustained momentum across the developer's portfolio, which spans residential and commercial projects across 12 Indian cities.

Collections growth of 68% and operating cash flow growth of 125% in the September quarter underscore the strength of execution and customer demand across Godrej Properties' portfolio. In FY25, the company achieved its highest-ever pre-sales of ₹29,444 crore — the largest among all Indian developers — by selling 15,302 homes across 25.73 million sq. ft. With nearly 41 million square feet delivered since FY18 and 99 projects across India totaling a developable area of 215 million square feet, Godrej Properties has positioned itself as a formidable force across residential real estate.

Developer Scale and Market Presence

Godrej Properties was established in 1990, giving it over three decades of real estate development experience backed by a conglomerate founded in 1897. The company operates in 12 cities across India, including the Mumbai Metropolitan Region, Delhi-NCR, Pune, Bengaluru, and Hyderabad. Sales were geographically diversified, with major contributions from Mumbai Metropolitan Region at Rs 103.13 billion, Bengaluru at Rs 88.02 billion, NCR at Rs 74.10 billion, Pune at Rs 36.59 billion, Hyderabad at Rs 23.60 billion and other markets at Rs 16.27 billion.

Strategic Positioning and Growth Trajectory

With bookings growth of 56 per cent in FY23, 84 per cent in FY24 and 90 per cent in H1 FY25, Godrej Properties has reset its scale. The company's expansion strategy has focused on both new project launches and land acquisition across major metropolitan centers. Recent additions include an 18-acre joint development parcel in Thane announced in February 2026 and a 26-acre Central Delhi parcel from the Railway Land Development Authority.

The company's strong profitability in Q2 FY27 reflects its ability to convert bookings into revenue while maintaining disciplined cost management. The company reported a 64% year-on-year increase in booking value for the quarter, marking the ninth consecutive quarter of INR5,000 crore sales and the third consecutive quarter of over INR7,000 crore sales.
