Godrej Properties reported Q4 FY26 total income of ₹3,895 crore, representing 47% year-on-year growth, with net profit reaching ₹650 crore (70% growth) and EBITDA at ₹959 crore (51% growth). The Mumbai-based developer announced results on May 4, 2026, capping a financial year marked by historic operational and financial milestones.
Full-Year FY26 Performance
The company delivered its highest ever annual net profit of ₹1,850 crore for FY26, registering 32% year-on-year growth. Total income for the full year rose 22% to ₹8,374 crore from ₹6,848 crore in FY25. The company achieved its highest-ever annual booking value of ₹34,171 crore in FY26, representing 16% year-on-year growth.
Total annual customer collections reached a record ₹19,965 crore, a growth of 17% year-on-year. The company claimed this as the highest collections ever reported by an Indian real estate developer in a quarter and in a financial year. The company reported record operating cash flows of ₹7,830 crore in FY26.
Quarterly Momentum
Revenue from operations rose nearly 64% year-on-year to ₹3,458 crore in Q4 FY26, compared to ₹2,121 crore in Q4 FY25. Q4 FY26 booking value reached ₹10,163 crore, matching the previous best quarter and growing 21% quarter-on-quarter. Q4 FY26 collections stood at ₹7,947 crore, marking a 14% year-on-year increase and an 86% quarter-on-quarter increase.
Expansion and Business Development
In FY26, the company added 18 new projects to its portfolio. Six new projects with a total estimated saleable area of approximately 11 million square feet and an expected booking value of about ₹17,500 crore were added in the fourth quarter. The company added ₹42,100 crore of future sales potential through portfolio additions, achieving over 200% of guidance and delivering year-on-year growth of 59%.
The company ended the year with strong delivery performance, achieving 12.1 million square feet of projects delivered across 9 cities, which was 121% of its annual guidance.
Regional Performance
Godrej Properties' multi-city footprint showed balanced growth across its key markets. The Mumbai Metropolitan Region registered an annual booking value of ₹10,312 crore with 4.87 million sq. ft. sold; Bengaluru reported ₹8,801 crore with 8.30 million sq. ft.; NCR achieved ₹7,412 crore through 4.46 million sq. ft.; Pune recorded ₹3,659 crore with 3.73 million sq. ft. sold.
Capital Strength and Shareholder Returns
Networth of the company as of March 31, 2026, was ₹19,156 crore. Promoters utilized the entire creeping acquisition limit by investing ₹2,674 crore to acquire a 5% stake in the company during FY26. The board of directors has recommended a dividend of ₹10 per equity share (200%) for FY26, subject to shareholder approval at the upcoming Annual General Meeting.
Outlook for FY27
For FY27, Godrej Properties aims to achieve residential bookings of over ₹39,000 crore, driven by new launches and sustained sales momentum. Pirojsha Godrej, Executive Chairperson, said residential real estate demand in India remains strong across key markets, and the company will continue to seek market share through outstanding design, timely delivery, and high-quality developments.
