Godrej Properties Wins 5-Acre Kolkata Land Parcel

Godrej Properties has won a competitive e-auction bid for a 5-acre land parcel located off EM Bypass in Kolkata, conducted by West Bengal Housing Infrastructure Development Corporation (WBHIDCO), for approximately ₹325 crore. The acquisition was secured on March 4, 2026.

The company plans to develop a premium residential project on the site with an estimated revenue potential of approximately ₹1,650 crore, based on current business assumptions.

Strategic Location on Kolkata's Key Corridor

The parcel is situated along the EM Bypass corridor, which is a well-connected and rapidly developing micro-market linking Salt Lake, New Town, Park Circus, Gariahat, and Garia. The corridor offers connectivity to Netaji Subhas Chandra Bose International Airport and is expected to benefit from the under-construction Garia–Airport metro line.

Eastern Metropolitan Bypass is a 32-kilometre major road on the east side of Kolkata connecting Ultadanga in North Kolkata to Baruipur, serving as a major link to Salt Lake and New Town. The area is well-served by existing metro infrastructure, including the Green Line and Orange Line stations along the corridor.

Part of ₹40,000 Crore Portfolio Expansion

This Kolkata acquisition forms part of Godrej Properties' significant expansion in FY26. The company has purchased two land parcels totalling over 16 acres in Gurugram and Kolkata for about ₹1,325 crore, having bought an 11.36-acre parcel in Gurugram for around ₹1,000 crore and won the Kolkata bid for ₹325 crore. Godrej Properties is expecting a total revenue of around ₹6,150 crore from the upcoming residential projects on these two land parcels.

Managing Director and CEO Gaurav Pandey stated that with this new project, the company has added over ₹40,000 crore of future sales potential through portfolio additions in FY26, representing delivery of 2X the company's business development guidance for the full financial year and marking its best year for business development in terms of future booking value locked in.

Godrej Properties' Track Record in Kolkata

Godrej Properties is India's largest developer by sales value in FY2025. In Kolkata, the company operates established projects including Godrej Seven in Joka and Godrej Blue in New Alipore (also referenced as BL Saha Road), both theme-based residential developments. The company also announced a 53-acre land parcel acquisition in Joka, Kolkata, for a residential plotted development project with an estimated development potential of 1.3 million square feet and a revenue potential of approximately ₹500 crore.
