Godrej Raipur (Greenvale Estate) Achieves RERA Registration

Godrej Properties announced on July 3, 2026, that it obtained RERA registration for its Greenvale Estate project from the Chhattisgarh Real Estate Regulatory Authority (CGRERA). The registration follows a disclosure via BSE filing and marks a regulatory milestone for the plotted development.

Project Overview

Godrej Properties' maiden foray into Chhattisgarh comprises approximately 50 acres of land on Old Dhamtari Road, featuring a premium plotted residential development spanning an estimated 9.5 lakh square feet of saleable area. The location offers seamless connectivity to Central Raipur, Raipur Railway Station, and Swami Vivekananda Airport, with ongoing infrastructure enhancements including the Atal Path (Raipur–Naya Raipur Expressway) and upcoming expressways to Hyderabad and Visakhapatnam expected to significantly increase residential interest and investment in the region.

Location and Connectivity

Old Dhamtari Road is a residential locality in Raipur with connectivity to neighboring localities including Lalpur, New Rajendra Nagar, Kamal Vihar, Pachpedi Naka, and Santoshi Nagar. The area lies in proximity to Telibandha railway station and has 18 educational institutes nearby such as Dronacharya Public School and Krishna Public School, alongside hospitals like Sanjeevani CBCC USA Cancer Hospital and Ramkrishna Care Hospital.

Raipur Market Positioning

Raipur—Chhattisgarh's capital—is emerging as a key real estate hotspot, backed by infrastructure investments and rising middle-class aspirations. According to Godrej Properties' Managing Director & CEO Gaurav Pandey, there is a clear shift toward Tier II and III cities as engines of real estate growth, with locations like Raipur now offering the perfect blend of infrastructure readiness, rising disposable incomes, and demand for secure land-based assets.

The Raipur project is part of Godrej's broader land acquisition spree in emerging regions, with the company expected to announce more plotted townships in markets like Nagpur, Bhubaneswar, and Jaipur in the coming quarters.
