Godrej Evora Estate marks strongest plotted development launch
Godrej Properties announced that it has sold plots worth over ₹1,000 crore at the launch of its premium plotted development, Evora Estate, located in Sector 40, Panipat, with over 600 plots sold spanning around 8 lakh square feet of saleable area since its December 2025 launch. The project marks GPL's most successful ever plotted development launch by value of sales achieved.
The 43-acre Mediterranean-themed project represents the company's first project in Panipat and the fourth addition to its portfolio of residential plotted townships in North India.
Location and connectivity
Strategically located on NH 44A, Evora Estate spans 43 acres and features a refined Mediterranean theme, complete with a luxurious clubhouse and premium lifestyle amenities. The project is located in Sector 40, Panipat, just off NH-44.
Panipat is emerging as a real estate destination due to enhanced NH-44 connectivity, proximity to Delhi-NCR, affordable pricing compared to Gurugram, upcoming infrastructure projects, and increasing demand for plotted developments. Panipat's evolution as a micro-market has been shaped by sustained infrastructure improvements, including enhanced connectivity via NH-44 and a stronger transport and industrial network.
Project scale and land acquisition
The launch follows Godrej's earlier acquisition of a 43-acre land parcel in Sector 40 for approximately ₹600 crore. With projected revenue from this land bank expected to exceed ₹1,250 crore, Evora Estate has already delivered returns beyond expectations in record time.
Developer context
In FY 2025, the company retained its position as India's largest developer by the value of residential sales achieved.
