Godrej Properties announced on February 23 that it has entered into a joint development agreement to develop an 18-acre land parcel in an established micro-market of Thane with an estimated revenue potential of around ₹7,500 crore. The agreement gives the company rights to develop a mixed use scheme on the site.

This development is the developer's fourth in Thane and represents a significant addition to Godrej Properties' land pipeline in the Mumbai Metropolitan Region. The transaction reflects the developer's continued focus on large format, integrated projects in the Mumbai metropolitan region.
The site is described as strategically located within commuter distance of Mumbai, which is expected to support demand for residential and commercial space. Thane has evolved into one of MMR's most attractive locations offering a strong mix of public spaces and lifestyle amenities, with a compelling combination of liveability and long-term growth potential supported by established residential developments and mature social infrastructure like schools, hospitals, malls, and recreational spaces.
Planned Development and Timeline
Plans are indicated to phase development to align supply with market absorption and to optimise capital deployment. This is a pre-launch stage project, meaning it will take 12–18 months before RERA registration and formal sales launch. Expect formal pre-launch marketing from Q3 2026 and RERA filing by Q4 2026, with bookings potentially opening Q1 2027.
