Godrej BKC occupies one of Mumbai's most closely watched commercial addresses. It is a project by Godrej Properties Limited developed in partnership with Jet Airways, located in Bandra Kurla Complex. The architectural partner is SOM, Skidmore, Owings and Merrill, and the construction was undertaken by L&T. The result is over 111,000 square metres of state-of-the-art Class A office space across a 19-story building designed to create an open, flexible work environment in the financial hub of Mumbai.
Life at Godrej BKC extends beyond the workday into its public spaces. The front plaza carries a sculpture by contemporary Indian artist Subodh Gupta, open to the public, continuing SOM's tradition of weaving art into the projects it designs. The tower has since drawn tenants of scale to its floors; in 2023, streaming service Netflix renewed its lease for approximately 150,000 square feet in the building for a further five-year term.
In shaping the building, SOM collaborated with Godrej's internal design group, GPL Design Studio, whose urban designers, architects, and environmental planners share SOM's collaborative design ethos. The project set a new standard for eco-friendly commercial design in Mumbai, targeting IGBC LEED Platinum certification through an all-glass, high-performance facade that mitigates heat and radiation while admitting natural daylight. Godrej BKC also utilises stormwater and recycled water for plumbing, reducing its dependence on municipal and external water sources. The building went on to win the Best Commercial Project award at the 11th CNBC-AWAAZ Real Estate Awards for 2016-17.
BKC's evolution from marshland into Mumbai's principal financial district is what continues to give this address its weight. The complex now houses institutions ranging from the National Stock Exchange and SEBI to Citibank, ICICI Bank, and the Consulate General of the United States. For a developer with Godrej Properties' scale, placing a signature commercial asset here was a deliberate wager on BKC's trajectory, one that has been borne out by the calibre of occupiers the tower has since attracted.
Godrej Properties, headquartered in Mumbai, was established in 1990 as part of the Godrej Industries group. Across India, the developer's portfolio spans 218 residential and commercial projects, of which 58 are in Mumbai alone.
