The Address & The Vision

An Address Worth Owning

Godrej Bandra Reclamation is a sea-facing residential address in Bandra East, Mumbai, designed for buyers who want a refined home on one of the city's most sought-after waterfronts. The project is positioned as an ultra-luxury address with a limited number of residences, each planned around light, space and the view of the sea.

Living here is shaped by unhurried mornings on the promenade, evenings at nearby Carter Road and quick access to the business and cultural centres of the city. Residents enjoy a clubhouse, a swimming pool, a gymnasium, landscaped gardens and dedicated play areas for children, all within the gated community.

The design philosophy rests on generous planning and considered detailing. Vitrified flooring, granite kitchen surfaces and stainless steel fittings form the everyday foundation, while private lobbies and dedicated elevators give each residence a sense of privacy that is rare in a building of this scale.

The Bandra Reclamation waterfront is one of the few places in the city where a large, contiguous sea-facing land parcel has been developed as a single residential community. With Versova–Bandra Sea Link and the Coastal Road extending connectivity in the coming years, the location is set to become even more central to Mumbai's western corridor.

Godrej Bandra Reclamation invites discerning buyers to explore the project in its pre-launch phase. Early conversations offer the opportunity to understand the residences, the planning and the lifestyle that this waterfront address has to offer.

A Defining Address

Reclamation Waterfront, Mumbai, Maharashtra · Bandra East · Mumbai

Bandra Reclamation sits along the western edge of Mumbai, where the city's established residential character meets open sea air and wide promenades. The neighbourhood has long drawn families and professionals who value its tree-lined roads, cafés and proximity to the city's business districts. Its coastal setting gives the area a calmer rhythm than much of the western suburbs.

The address places residents within a short drive of the Bandra-Worli Sea Link, Bandra Kurla Complex and the Western Express Highway, while Bandra railway station is within easy reach on foot or by short ride. Schools, hospitals and lifestyle destinations such as Carter Road are close by, making daily life here both convenient and unhurried. The waterfront position is the defining feature of the location.

Beyond the Project

Infrastructure & Growth

Versova–Bandra Sea Link

This sea link is expected to be inaugurated in 2027, connecting Versova and Juhu to the Bandra-Worli Sea Link and the coastal road network. It will shorten travel across the western coastline and strengthen the value of waterfront addresses in Bandra.

Line 2B Bandra Station

The upcoming Bandra station on Line 2B will add another metro link to the western suburbs. It will bring rapid transit closer to residential pockets in Bandra East and improve movement toward Bandra Kurla Complex and beyond.

BKC Subway to Bullet Train Terminal

A planned subway will connect the Bandra Kurla Complex station directly to the upcoming bullet train terminal. This will place a major intercity transport hub within reach of Bandra residents and strengthen the area's connectivity.

Aqua Line 3 Corridor

The full Line 3 corridor became operational on 8 October 2025 and runs directly to both airport terminals. It provides residents with a fast, direct route to the airport and to the Bandra Kurla Complex business district.

Coastal Road Phase 1

The 10.58 km Coastal Road runs from Princess Street flyover to the Worli end of the Bandra-Worli Sea Link, inaugurated on 11 March 2024. It offers a faster and more scenic route through south and central Mumbai.

Why Invest

Compelling Reasons

1

Sea-facing waterfront location

Most residences enjoy unobstructed views of the sea from the Bandra Reclamation waterfront. The position offers a sense of openness that is uncommon in central Mumbai, with sea breezes and wide horizons shaping daily life.

2

Access to major business corridors

Bandra Kurla Complex, which employs over two lakh people, is within about four kilometres. The Bandra-Worli Sea Link and Western Express Highway further shorten travel to South Mumbai and the western suburbs.

3

Limited residential community

With 238 homes spread across five towers on a land parcel of about 2.75 acres, the project offers a considered scale. Generous open spaces and a clubhouse give residents room to live without the density of larger developments.

4

Thoughtful planning and privacy

Private lobbies and dedicated elevators are planned for residences, giving each home a sense of separation. Large layouts in the four and five bedroom configurations allow for flexible living and entertaining space.

5

Developer track record in Mumbai

Godrej Properties has been building in Mumbai since 1990 and has a substantial portfolio across the city, including the Godrej BKC commercial project. The developer brings a long institutional record to this waterfront residential address.

6

Connectivity set to strengthen

The Versova–Bandra Sea Link, Line 2B Bandra station and the planned BKC subway to the bullet train terminal are all expected to improve access. These developments are likely to enhance the area's connectivity in the years ahead.

About the Developer

Godrej Developments

Godrej Properties was established in 1990 as the real estate development arm of the Godrej Group, an Indian conglomerate founded in 1897 by Ardeshir Godrej. Headquartered in Mumbai, the company is a subsidiary of Godrej Industries Group and is listed on both the BSE and NSE following its 2010 initial public offering, which raised approximately USD 100 million. Since 2012, it has been led by Executive Chairman Pirojsha Adi Godrej, with Gaurav Pandey serving as Managing Director and CEO. As of FY25, the company employs around 2,391 people and reported pre-sales of ₹29,444 crore.

The approach centres on design rigour, on-time delivery and sustainability. Every project launched since 2010 has been a certified green building, and Godrej Properties has ranked among the top listed residential developers globally on the GRESB sustainability benchmark, including the number-one position in 2020, 2021 and 2022. The company was an early adopter of ISO 9002 certification, awarded by Bureau Veritas in 1996, and is a founding partner of the Sustainable Housing Leadership Consortium. Projects are executed through an in-house team supported by collaborations with international design firms.

The portfolio covers residential, commercial, township and plotted developments across 12 cities, including the Mumbai Metropolitan Region, Pune, Bengaluru, Delhi-NCR, Gurugram, Noida, Hyderabad, Chennai, Kolkata, Ahmedabad, Nagpur and Kochi. The first project, Godrej Edenwoods at Thane, was signed in 1991, with the Cypress building delivered in 1994. Recent launches include Godrej MSR City, a 62-acre township in Shettigere near Bengaluru's Kempegowda International Airport, Godrej Madison Avenue in Kokapet, Hyderabad, and Godrej Astra on Gurugram's Golf Course Road, which recorded sales of around ₹1,000 crore at launch.

Ownership remains anchored in the Godrej family through the promoter group, which holds approximately 46.7 percent of the company. Roughly 23 percent of the broader Godrej Group's promoter holding sits in trusts that fund environment, health and education initiatives, reflecting a long-standing philosophy of patient, stewardship-led capital. The group has roots in the Swadeshi movement and today serves consumers across more than 1.1 billion touchpoints worldwide. For Godrej Properties, this lineage translates into long-cycle land acquisition, conservative balance-sheet management and a commitment to delivering communities that retain value over decades rather than market cycles.
